After years of back and forth discussions, stalled plans and going back to the drawing board, fresh ideas for a major, 100 house development in Godshill have finally been submitted.
Plans for Lily Cross, on Scotland Farm, were first unveiled by Captiva Homes last October, replacing former plans for a care village.
The site, near Yarborough Close, had been earmarked for some kind of residential development by the Isle of Wight Council since 2018. However, the site’s planning history dates back nearly 20 years, when a supported living development was first approved in 2004, and renewed in 2011.
Original plans included a nursing home, 94 extra care cottages and apartments with associated facilities.
Captiva Homes, the developers behind West Acre Park in Ryde, have now taken over the site, proposing 2 schemes — either 107 houses, split between the open market (70) and affordable units (37) or 102 houses, also split between market housing (66) and affordable properties (36) with a doctor’s surgery. Of the affordable properties, 70% are proposed to be available to rent.
The GP surgery has been included in plans following interest from doctors in Godshill to explore the viability of a new surgery, Captiva says, and would provide a larger, purpose-built facility.
In planning documents submitted to the council, the Island-based developers say it is anticipated the scheme will invest more than £22million into the Island economy while also providing affordable housing and improvements to local roads, footpaths and cycleway connections.
Captiva says it has been very important to retain the village feel of Godshill in the development, with pockets of green space and ensuring the site was not overdeveloped.
BCM planning agents say the phased construction of the site is anticipated to last more than 2-and-a-half years, allowing 6 months for infrastructure work and just over 50 dwellings per year.
A new access point has been added to the plans, created on the corner of Whitwell Road and West Street, in an effort to alleviate pressure on the current singular access point.

Shame there are only 3 one bed accommodations when there are nearly 1,200 waiting for one beds on the council housing register.
I guess they want to fill up the local schools like Chillerton.

Where are all the extra cars, demand for water, disposal of sewerage going to go/come from? Are the developers going to pay for all the extra facilities Southern Water are going to have to install at their sewerage works? Why should I, as a customer of Southern water, have to pay for this whilst these developers rush off with profits in their pockets? I don’t know why the council don’t just go out and buy a supply of concrete and just concrete over the whole Island as they obviouisly don’t care for it.

I wonder how many other sites this company owns, they are ruining the Island.
it is high time that the owners of captiva homes were addressed personally, preferably at their own residences about why they are hell bent on concreting over the island and causing as many problems as possible for existing islanders – after all, if they weren’t trying to build houses, we wouldn’t have so much congestion and issues on the island and we would have more trees and more greenfields, giving us a much better quality of life and air to breathe.

and finally the last phrase to ‘Bob One’ .. more houses for kith and keen to move over and go straight on benefits, because there aren’t any jobs – if you didn’t already know folks if you produce your council tax bill to prove you live here you can get your relatives a free move!

This is all part of the councils plan to help our biosphere and dark sky status.

What about building a new hospital then?, how come that is never considered ??? It damn well should be, the increase in people on this little island will increase so much that the existing hospital will just collapse and get rated down because it cannot cope. Not surprising with the council and captiva building more concrete and brick hutches.
Bullsh*t! More cars on our roads potentially leading to traffic jams. A GP surgery, really. A newer, bigger surgery but what about St Mary’s Hospital, no expansion, extra staff planned to cope with buyers moving here from the mainland?

More housing for mainlanders, nothing for the 2.500 homes needed for island residence….
People do seem to think the IoW is some sort of special case. Unless it has declared independence from the UK then citizens are free to move here, regardless of where they previously lived, with the same freedom as those that wish to leave if it doesn’t suit them.
House building is destroying the UK as a whole and will never keep up with the demands placed on it for so many reasons.

Where will they be trained? The UK doesn’t produce educated employees anymore
