A greenfield scheme for 3 houses on the outskirts of Niton is dividing opinion after Island Roads filed a road safety objection.
The objection has come against Mrs and Mr Willis’s, who are looking for clearance on their proposal to custom-build 1 bungalow and 2 chalet-style homes at Ladyacre Farm on Pan Lane in Niton.
The applicants’ agent, TF Property Solutions, previously said the ‘well-designed’ units would have two to three bedrooms and contribute to local housing need.
Submitted plans previously reported by Island Echo include a shared driveway and vehicle access from Pan Lane as well as 2 parking spaces per dwelling with ‘adequate’ turning space.
Member of the public Rob Marsh told planners:
“I am very concerned as a resident on Pan Lane with the current restricted access and having had my garden wall knocked down by the traffic on the lane, and I feel that extra properties will add extra vehicular problems to the lane.”
Island Roads said:
“The proposal does not provide adequate facilities to enable vehicles to enter and leave the proposed parking spaces, and a refuse vehicle to enter and leave the site, in a satisfactory and safe manner.”
The highways service provider added that the interests of road safety are therefore ‘compromised’.
Two others supported the plans, however. Jon Boileau Goad said the development will allow more families into the parish without ‘distorting’ the village.
Andy Osborn applauded the landowner’s efforts to ‘facilitate house ownership for local people’, through a self-build opportunity.
Andy said:
“The size of the development of three homes is in keeping with the area.
“We need more affordable homes. And by removing the developer and giving individuals the opportunity to build or commission the build of their own home, is creative and should be applauded.”
TF Property Solutions’ Planning Statement said Niton’s ‘historic and rural’ character will be reflected in the design approach, while respecting the site’s proximity to the Isle of Wight National Landscape.
The Isle of Wight Council’s public consultation runs until 31st July and a decision is scheduled for 26th August.
