The failure of iron wall ties has been identified as the cause behind the collapse of a wall at the rear of a shop in Ryde earlier this week. As previously reported by Island Echo, firefighters were mobilised to the British Red Cross charity shop on the High Street on Monday evening after a wall dramatically collapsed. New photos of the damage have revealed the true extent of the situation. It’s thought that the dated iron ties oxidised, becoming weaker and weaker over time until there was nothing left but rust. Local firm Island Heritage is now warning property owners to ensure they are inspecting wall ties and carrying out any repairs/replacements accordingly. A spokesperson for Island Heritage has said:
“The failure of gable ends is very common due to these issues, as we have seen in historical news. The main reason this happens is not usually due to the elements beating against the wall that causes the outer leaf to fall outwards, but in actual fact it is more commonly due to negative pressure as the wind passes over and around the building therefore causing the negative pressure (vacuum) to the opposing side. “What should have happened here is a survey followed by the installation of new duel-expansion neoprene stainless wall ties, followed by the disengaging of the dated iron ties. If the old ties are not disengaged they will continue to oxidise and cause further damage. “A job of this scale should only take a maximum of 2 days to complete and could save tens of thousands of pounds of damage. Only use approved installers for this as it is a critical part of the buildings structural integrity!”

Aren’t the wall ties meant for fascillitating the newer outer wall to hold the older inn wall? Not the other way around?

if you have bought a periodic house from Georgian/Victorian/Edwardian era etc with cavity walls then this should be on the surveyors report at point of sale. If your unsure as to whether they have ever been done or not, it’s really quite easy to determine if if they are or have failed. You’d need to find an approved contractor for this to be sure, but there are tell tell signs of these failing with certain patterning on brickwork etc to the trained technician.
