Outline permission for more than 100 new homes on the fringes of Gurnard has been given by the Isle of Wight Council, with full permission granted for an 11-acre green open space. Concerns were raised about the loss of space between Cowes, Gurnard and Northwood as a result of planned development behind Cockleton Lane, Place Road and Tuttons Hill. The Isle of Wight Council’s planning committee approved the application on Tuesday to extend other housing developments in the area, with 6 members in favour and 2 against. Outline permission has been granted for the principle of housing on the site and full permission for the creation of a ‘sustainable alternative natural greenspace’. Councillor Matt Price said the scheme ticks a lot of boxes and ensures the land will be a community benefit. He also said it was within the committee’s gift to rubber stamp further details, like the scale and number of houses, at a later date. The layout and landscaping will also be considered, via a separate planning application. The developer behind the project, Jorden Valley Estates, is also behind the neighbouring scheme on Place Road. Cllr Price said the houses there were beautiful, adding it looked like they had always been there, and he suggested the Island should adopt a similar style of housing, as a design code. Councillor Geoff Brodie said the green space – a sustainable alternative natural green space or SANG – would protect the area from becoming joined. But Councillor Peter Spink disagreed and said he did not see how it could be justified to take away agricultural land. He said local residents had made it clear they did not want the development. Concern was also raised about a 20-space car park, proposed as part of the SANG, which it was claimed would ‘urbanise the green space’. Planning officers said the car park would make it accessible to all and was sited so it would not become overflow for the housing development.

Whilst I fully understand the need for housing whether new or renovated when is someone in the right position going to have the balls to say enough is enough!? We are an island and do not have the infrastructure or space to keep building. Renovate yes, build no ! Between this and tourism, which we do need, our roads cannot cope. One incident on a major road causes chaos and gridlock occurs frequently during working hours…
They don’t want you to drive.
Understand this.
The wealthy who gain from massive building of the UK are never ill effected by such, as they have private medical care and education for their loved ones.
They have massive homes in areas well away from the horrors they inflict upon others.
They owning vast swathes of land and property, relish filling our country with endless newcomers, as to them, more houses and more land built on means more profit, and whilst they can always find a wealthy area of the UK to live, have pony paddocks, huge gardens backing onto open fields, all paid for by ruining wildlife, and the ‘plebs’ lives, they could not care less.
Once the UK is totally ruined, they will jet off to a beautiful location elsewhere.
We do need homes, here’s the but…… We need to look out for our born and bred islanders. The minimum wage workers who have had to leave their homes because the landlords want to sell. It is near on impossible to find a private residence to rent. Almost every property has at least 10+ people viewing it. Let’s look out for these people when building new homes. Nearly Every property that is sold, is literally ripped out, This isn’t done by islanders on minimum wage. This is for mainlanders! Who earn triple the salaries here. They can afford it !! In providing these new homes why can we not state that they have to prove that they have always lived here born and bred. Not huge properties with 3 en-suites. Let’s look after our next generations.
Yes, cause everyone knows that mainlanders here don’t ever use local builders, plumbers, electricians, cafes, pubs, shops, services, etc.
Your “born and bred” discrimination is disgusting and has no place in civilised society.
And it’s also an insult to well off “born and bred” Islanders who are successful and upwardly mobile.
This is the most sensible thing I’ve read .
What’s more important,golf or houses for the island’s indigenous ? halve the course sizes and get lodges sited on the already in-place ground foundation.
we do not need more houses, we just need fewer people, both locally and globally.
Who shall we shoot to accommodate that then? Is there a list?
In looking out for the next generations then, the question that should be asked is ‘why do islanders only expect/get minimum wage jobs if mainlanders can earn 3 times as much here?’ What is it that stops islanders being able to secure decent employment? AFFORDABLE homes need to be built in the meantime, not large ones. Trouble is, every time a development goes ahead (like pan meadows) everyone jumps in to call our young people ‘scum’ for living there, that tag does not inspire anyone to progress much. Your last comment…my son has lived here almost all his life but not born here. If he marries an islander (strong possibility) who owns their house? Just her?
There are plenty of cheap properties available on the island. Flats in Newport start at £75, which is affordable even on minimum wage. But most of these moaners expect to be given cheap houses subsidised by the rest of us. Maybe stop moaning and buy what you can afford. Don’t expect hand outs because you are on a low wage but instead get another part-time job and you’ll be much better off. Hard work is the solution.

Terrible news. Still only the one hospital to cope with extra people, still the same rubbish roads to cope with extra cars. Get rid of this lot which is run by a completely inept fool.

All local councils’ hands are relatively tied by central government. Change that.
They will need the houses for all those leaving the Ventnor area as they will not want to purchase a place on the south coast of the island
Just what Cowes health centre needs another 400 patients.
It seems to me that the council will say yes to any building project, simply to gain more Council Tax revenue. This will be of no help to the infrastructure on the island. Hospital, Doctors, Schools, Dentists and the roads. Oh how we miss the other 4 hospitals the island used to have. Now just one for so many thousands of extra people. We are an island for heavens sake, let our damn council remember this when agreeing to any housing development, still thinking they are on the mainland ?????????!!
Council tax is a mere contribution added to the money granted by central government, which in no way meets the needs of any council in the UK currently. Many councils up and down the country have declared bankruptcy because of it, we haven’t so far. Countrywide there is a massive housing shortage and a hospital shortage because many have been semi-privatised by PFI contracts. And that’s where a lot of our council tax money goes….paying off a debt which wasn’t ours for a service which is not fit for purpose. Change the central government, change the system.
Councils are going bankrupt because they are run by incompetent idiots rather than due to a lack of funding. Many councils are frittering money away on ludicrous schemes and unnecessary services. Look at Woking Council with debts of £2 billion due to a failed investment spree. Other councils have been similarly mismanaged. Our own council invested in mainland industrial sites to try and make money but the values of these sites have decreased. They also waste millions on non-essential services.
We need housing for the young Island families,not massive 4 bed mansions that only the Rich can afford !
I have noticed that there are a lot of Africans walking about sandown lately where are the coming from on the mainland and how are they housing them.
Don’t know about Africans, but over the past 5-10 years there’s been a huge increase in the numbers of foreign nationals being housed on the Island. I think it’s obvious that this is the reason for any ‘housing crisis’ here.
I don’t think most of us have got a problem with people coming to the Island, and the UK in general, if they’re going to work and contribute, but it’s the ones who don’t and who are only here for the handouts who ruin it for all the rest.
I have to say, just about all those who relocated here from Eastern Europe due to the war in Ukraine and other reasons have fitted in seamlessly, in my experience, and seem genuinely keen to work and to assimilate in our society.
Maybe they are on holiday. Make them welcome because the island needs their money.

Well, isn’t it exactly that at the moment? How is building 100 new homes going to do anything but reduce that green space?
Only a public sector bureaucrat can claim concreting over huge swathes of green land while leaving a small part of it untouched is ‘creating’ a green open space – it’s all green at the moment until the developers pour thousands of tons of concrete over it !!!
Its quite strange to read Cllr Price said that building 70 houses at Shafleet is absolutely crazy, but said its great to build over a 100 houses on greenfield between Northwood Gurnard and Cowes. Wonder why. Are we allowed to know who agreed to these plans.
