A major Isle of Wight housing development could be given the green light next week to build 70 homes on a greenfield site. Plans to extend the recently constructed Burt Close scheme in Shalfleet have been with the Isle of Wight Council for nearly 2 years and could include 27 affordable homes. The proposals have received more than 90 objections with concerns being raised about the urbanisation of Shalfleet, ‘no need’ for housing and the impact it may have on nearby protected ancient woodland. The application will be decided by the Isle of Wight Council’s planning committee at a meeting on Tuesday 5th March, but officers are recommending the proposals are approved, subject to 24 conditions. In their decision report, officers say the proposed housing would benefit the village as the additional footfall would help keep rural services like the local shop, pub and community facilities and pupils to the primary school. Overall the houses would make a meaningful contribution to those needed in the West Wight, officers said, and the development would be of high quality, paying due regard to the village. Planning documents have said there is a ‘medium’ potential for Palaeolithic, Roman and Medieval remains at the site and a staged programme of archaeological works would be a condition of the planning permission if it is approved. The site proposed for housing is not designated for ecology reasons but is next to Pondclose Copse which is a Site of Importance for Nature Conservation and ancient woodland. A 15-metre landscape buffer has been included as part of the plans between the houses and the woodland and, officers say, would protect, conserve and enhance ecology and biodiversity. Through the plans, an existing right of way could be formalised, connecting Warlands Lane and Main Road, through a £70,000 contribution. Nearby heritage assets would not be harmed by the development, officers say, but there would be ‘harm’ significantly changing the views and character of the area. Weighing up the benefits, officers have said the harmful impact could be outweighed by the delivery of new housing in a suitably sustainable location and considered the development acceptable.

Well it’s a grand idea popping the ‘Won’t works’ out of the way and the village shop will love the extra income albeit have to stock up with more vodka, fags, microwave meals, red bulls and prime over locally grown vegetables and farmed meats.
Very bad idea. The west wights infrastructure cannot handle more houses, it’s not even coping with the amount of people out there already. Building on a green field next to an ancient woodland, it’s a big money grab by the land owners not a legacy for the islanders. Absolutely disgusting. Knock the old prison down and build up there, stop raping our beautiful countrysides.

Any time I see plans for things like this I worry what sort of people they will be moving in with what’s going on at the moment
What exactly is going on at the moment?
Young working people unable to find affordable housing? Not enough housing stock in the rental market? Landlords pushing rent sky high because of scarcity? Social housing sold en-masse to a generation who have used the gains for social mobility, a generation who have pulled the ladder up behind them? Rampant NIMBY-ism?
There simply needs to be houses built. Housing is made to be lived in and not commodified.

If you want to stop this council and future ones going bust stop the development on the island
Fcuk this council if they grant permission for this completely unnecessary development on a greenfield site. They are morally bankrupt for even considering granting permission. People of the island should take direct action to stop this and other developments.

Properties are not needed on this falling apart island.
Unbelievable – more flooding and sewage spills into sea than ever before and yet another large scale housing development on a greenfield site. Our IOW Council pay ‘lip service’ to listening to what Islanders think through their various surveys – Affordable Housing, Drainage, Census – and then totally ignore them.

Very good building all these homes ,I’m sure the island can cope with 1 hospital with very limited parking ,,roads can’t cope and welcome to more flooding
Perhaps they should have cut down on second home owners a few years back then…..
