A 13-bedroom Isle of Wight hotel may be turned into residential accommodation after decades of trading, declining profits and being marketed for 2 years.
Mr and Mrs Doe are asking County Hall for a change of use of the closed Chad Hill Hotel on 7 Hill Street in Sandown to an eight-bedroom house with lounges, offices and a yoga room and gym.
The Chad Hill closed its doors at the end of October 2024 after being operated by its current owners for the past 30 years, according to a supporting statement written by the Andrew White Planning Consultancy.
Reasons given for the owners’ retirement included the ‘downturn in hotel trade generally’ and the significant upgrading and repair investment required in the property, estimated to be around £200,000.
The consultancy said:
“Chad Hill Hotel has unfortunately, along with all hospitality businesses, experienced higher energy costs, rises in the cost of living and at a time when there is so much choice in the holiday marketplace not to mention the cost of crossing the Solent.
“Over recent years, the guest house/hotel business has been impacted from the change in holiday trends such as the growth in very short-term stays, competition from budget national branded hotel chains, the exponential growth and expansion of self-catering accommodation, and finally the take up of ‘Airbnb’ holiday lets.
“It is ideally located for conversion to residential and its size and accommodation is ideally suited to use as the proposed multi-generational family home for the applicants.”
The Isle of Wight Council’s public consultation on application 26/00113/FUL closes on 6th March and a decision is due on 1st April.
