Isle of Wight developer Captiva Homes is due to submit a planning application for their ‘Middleton’ development, which could bring 130 new homes, pedestrian footpaths and access improvements to Bembridge.
After an extensive and inclusive public consultation process, Captiva has revised and refined its plans for the village site on the corner of High Street and Mill Road, which was proposed for the allocation of housing within the Draft Island Planning Strategy. Local residents were encouraged to share their views during multiple sessions hosted at Captiva Homes’ offices, where they contributed to the design and concept of the project. These proposed plans were then showcased to Bembridge residents during an exhibition, allowing for their input, thoughts, and suggestions. The now further updated proposals showcase a dedication to addressing many concerns of the village. At the heart of the ‘Middleton’ project is a commitment to make Bembridge a more accessible and inclusive place for residents from all walks of life. The proposed scheme includes 35% of affordable housing with 70% dedicated to local affordable rentals under a Local Lettings Plan. This ensures that local people would be the 1st to benefit from these homes. James Pink, owner of Captiva Homes and a Bembridge resident himself, has shared his thoughts on the application, saying:
“We recognise the importance of creating opportunities for individuals and families to have a home of their own, and our updated plans reflect this commitment. Furthermore, we have tried to respond to local design requirements, reflecting the existing character of the village, and address people’s concerns around highways, parking and drainage.”
The proposals present an impressive range of housing options, with 8 different variations of 1-to-3-bedroom homes, offering a wide range of price entry points and accessibility for all. If approved, Captiva Homes aims to deliver 45% of the homes on the site under the average Isle of Wight house price, and an impressive 80% under the average house price in Bembridge. In response to feedback, Captiva Homes is proposing a no-right turn junction out of the site onto the High Street, as well as a comprehensive footpath connection to both Bembridge Windmill and Steyne Road. The plans also include improvements to the existing High Street, including a widening of the footpath and a new priority pass to enhance traffic flow. Furthermore, the proposal ensures enhanced drainage around the development area, improving the current situation as fields. The plans retain all living trees on the development site and, as with their other current developments, all properties would be super energy-efficient, and ‘A’ rated.
