A project to build 9 ‘much-needed’ houses on a field in Wootton has been granted planning consent.
Tradeamp’s proposed development with three-bedroom homes, vehicle access and landscaping next to 115 Station Road in Wootton Bridge would appear ‘appropriate’ to the location and surrounding area, the council said.
The local authority received four objections on grounds such as the presence of bats at the site, traffic impacts, overdevelopment and an alleged lack of demand for the housing.
Planners said:
“It is noted that the (Wootton Bridge) parish council has commented that the site does not provide any one- or two-bedroom units, yet this is the greatest identified need.
“This does represent a missed opportunity. However, the (Wootton) Housing Needs Survey does also identify the need for three-bedroom units, so the development would still be contributing towards meeting a local need.”
A decision report stated the proposed homes would not result in ‘unacceptable overlooking’ or a ‘loss of privacy’ to any neighbouring residential properties.
The council attached 20 conditions to the approval for reasons including environmental protection, ensuring the development’s appearance is satisfactory, adequate drainage and the scheme does not cause an increase in flooding, the interests of the area’s amenities, and biodiversity gain.
Other rationales were highway safety, protecting the appearance of the surrounding area and preventing excessive surface run-off from hard standings.
Residents Debbie and Ron Harris previously told planners:
“The field is very much a habitat for wildlife, including bats, red squirrels and a variety of birds. We have even spotted a white-tailed eagle flying from the trees in the field.
“We strongly object to this proposed development – losing trees and hedge grows would mean the loss of all this wildlife.
“Also, the impact of having more cars trying to exit onto Station Road would create a higher safety risk.
“We do not believe there is demand for these houses to be built in this area, especially with local infrastructure and services under strain.”
