A proposal for 3 new high street flats has been refused by the Isle of Wight Council due to concern over a lack of ‘adequate daylight’ provision.
Allen Planning’s prior approval application for a change of use of the lower ground and first floors of 25 – 27 High Street in Shanklin has been rejected.
The town centre buildings currently have a commercial and service use.
In a letter to the council, Allen Planning previously said the ground floor commercial units at the site, including The Copper Kettle and the Shanklin Health Store, would ‘remain unchanged’ under the plans.
The proposal’s 2 first floor flats are 1 bedroomed with kitchens, lounge/diner spaces and bathrooms while the 3rd, which would be on the lower ground floor, has a single bedroom, kitchenette, bathroom and storage room.
County Hall’s decision report on application 25/01100/3MAPA said the proposed development ‘would fail to provide adequate light into all habitable rooms’ and as a result would not comply with the Town and Country Planning (General Permitted Development) (Amendment) (England) Order 2015.
