Plans for a new 2-bedroom apartment on the lower ground floor of a Victorian villa in Ryde have been accepted despite opposition from locals.
Leavington House sought consent for a part conversion of the lower ground floor of a property on Ryde’s East Hill Road, with the proposed flat classed as market housing.
The home is near to Ryde Beach and has access to a large communal garden, according to a Planning Statement from Planning Consulting. Ryde Town Council (RTC) and 2 residents objected to the plans, however.
RTC criticised the new apartment’s ‘lack of parking provision’, access arrangements for a wine cellar and there not being an agreement on affordable housing contributions.
A legal agreement has since been published on County Hall’s planning portal which includes affordable housing and habitat mitigation contributions.
Leavington resident Julie Rumble previously said:
“I wish to object to the proposed planning application of a lower ground floor flat underneath mine. There is no soundproofing between my floor and the ceiling below. Just a thin sheet of MDF.”
Her other complaints included there being ‘no inclusion for any social housing’, no provision for buggies or prams and no electric vehicle charging points which she described as ‘paramount for any new renovation’.
Planit Consulting said:
“The flat would be a two-bedroom dwelling, with a kitchen, living room, bathroom and wine cellar, with all rooms provided with access to sunlight/daylight via the existing window arrangements.
“It is clear that the conversion would not result in any harmful or detrimental impacts to the amenity of any of the neighbour properties.”
The council’s decision report on application 25/01280/FUL said the area was able to absorb extra parking and the proposal would not have a materially negative effect on neighbours.
