A change of use application has been lodged for Foxhills Guest House in Shanklin, with the owners hoping the move will allow them to sell up.
The current owners of Foxhill Guest House, located on Victoria Avenue in Shanklin, are applying to change the use of the building from a hotel to single residential dwelling so that they can sell up and retire.
According to the planning statement, running the 8-bedroom establishment which was built back in the late 1800s is no longer viable in the long term due numerous factors including; rising costs, changes in industry trends, national chain competition and the increase in Airbnb style holiday lets.
All rooms at Foxhills are individually styled and have en-suite and tea making facilities.
The application states that the current owners, Andrew and Joanne McClure and Judith and Robert Heathcoate, will only retrieve part of their investment if the property is sold as a single dwelling and not a guest house.
Property Agents Gully Howard have marketed the property since July 2024 but there has been little concrete interest in purchasing the establishment in its current guise.
Financial accounts listed within the statement show the decline in the business’ economic viability.
A section of the statement reads:
“The change of use proposal would not necessarily see the loss of the hotel or holiday accommodation business, but will enable the property to be sold at residential value.”

I hope that they get a good price for it and, as decent people, are happy to pay their fair share of taxes like everyone else. You are repeating wild speculation by the right wing press. Will she tax property of the rich more? Probably, is the answer. Will ‘a’ threshold be £500K? Let’s see. I’m sure that properties worth much more will be taxed most because £500K doesn’t buy much in most of the south east. Let’s not forget that we have the tories and Reform to thank for the mess the country is in and that Labour are doing an excellent job of getting us out of it. The ‘right’ hard choices are being made in the short term, for the medium to long term gain of the country and ordinary people.
