A total of 6 homes may be built on a brownfield site at an Isle of Wight caravan park.
Coastal Parks Hold Limited has applied for outline permission to demolish an existing storage building and construct residential accommodation at the south of St Helens Coastal Resort off St Helens’ Field Lane.
The proposed development is classed as ‘market housing’ and include three two-bedroom units and three which are three bedroomed.
A Planning Statement from the applicant’s agent, Avison Young, says:
“In terms of neighbouring amenity, the proposed development has been designed to ensure that they do not generate any impact on any of the neighbouring land uses, whilst also being located over 25 metres from the nearest development boundaries.
“Additional soft landscaping is proposed to ensure the site’s boundaries help to reduce any overlooking from both in and out of the development.
“From a highways perspective, the proposed scheme seeks to provide the relevant number of car parking spaces in line with the number of bedrooms proposed, while also being sufficiently located in close proximity to a number of bus stops, which provide sustainable transport alternatives.”
The Isle of Wight Council’s public consultation on application 26/00320/OUT runs until 27th April and a decision is scheduled for 15th May.

Six homes on a brownfield corner of a caravan park isn’t going to make or break tourism. If anything, it’s a tiny development compared to the scale of holiday accommodation already there. The bigger issue is whether any housing gets built at all, because doing nothing just keeps supply tight and prices high. It might not be ‘affordable housing’, but adding stock still matters.
