A 350-acre block of arable land near Shalfleet has been put on the market with an asking price of just under £3million.
Some of the land on offer is suitable for growing vegetables. Natural capital ‘offsetting’ opportunities are also available.
The land at Elm Farm will be of significant interest to farmers, investors and environmental purchasers. Some of the land is used, in rotation, for growing cauliflowers and cabbages under a cropping licence; with the rest in a traditional, in hand, arable rotation.
At over 350 acres. it represents a large enough block to provide an ideal investment into the strengthening land market.
The block is located outside the Area of Outstanding Natural Beauty; therefore, it may potentially benefit from permitted development rights (subject to planning).
James Attrill, from leading rural property specialist BCM, says:
“Land prices are on the rise – shortage of supply and a proven inflation hedge are making it attractive to investors.
“This well-positioned block will appeal to those with a farming, nature conservation or natural capital focus We don’t see many opportunities like this and expect lots of interest.”
The land at Elm Farm, available through BCM, is guided at £2,900,000.

thats good news now we can have more homes
So you want more of the Island concreted over and more polution importing food from abroad?
yep so what has food got to do with more homes
the island needs more homes looking at the size of that land we can get 1000 on it
Do people think that all these boatloads of people arriving here along with those crammed into lorries etc will be living in cardboard boxes forever?
So, as they all eventually take homes even if on the mainland, that then adds more pressure on the Islands housing stock as people move here from areas of high newcomer settlement, as the indigenous folk in those areas no longer feel ‘at home’ in areas they have lived all their lives, and then many come to areas like the Island.
Understandable, but it adds to the loss of green fields, peace and beauty of the Island.
So the Government needs to return and prevent these beings filling a small land, with limited infrastructure which is far too generous in paying benefits.
Hoping that remark is pure sarcasm!!
Even the Pink’s dog will have a diamond encrusted collar, when this is covered in brick and concrete. Captiva are so ‘close’ to the council.
I bet the council are dribbling at the prospect of more council tax. It will be turned into a new set of rabbit hutches in 5 years max. More cars, more pollution, more people, but still only 1 hospital, less policing, less doctors. Where’s bungling Bob on this then???
If we had proper foward thinking council, they would buy this as a green investment, grow food for the islands benefit, and zero housing development.
But we havnt, so there’s a few thousand homes for those who ‘enrichen’ our society
Please no more houses. House prises are already dropping, you you build more mine will be worth less.
My word! How many houses will they pack on to that!
Mr Grapevine reckons 800 to 1000 hutches could fit on there.
Hopefully none, but BCM likes to make money anyway they can. So don’t care what happens to the land, even encourage buyer with the thought of some planning later.
No investment in places like Sandown which is an absolute mess. But you can keep ruining the beautiful places we still have. This Island could be a fantastic place for holidays etc; if the right people were in charge but instead you’re ruining what we have left.
Should this land end up with housing, the question then becomes at what date will the Island lose it’s tourism attractiveness, for it will be ruined. Take a look at Canvey Island on the Thames Estuary, not that it ever compared with Vectis, but it is an example of the vandalising effect of mass housing construction.
Another bit of our apparently precious, world renowned protected biosphere about to be raped…
I have never met such a bunch of NEGATIVE population in all my life. Whatever is in here it’s all moan moan
Indeed, but we have learned the hard way to read the writing on the wall, and it’s rarely a nice read.
Any one on here want to go halves? I’ve already got the planners in my pocket so that’s taken care of, just need some investment, should easily fit 1000 homes on there for the scum bags to wreck
