Plans for the controversial West Acre Park development in Ryde have been revised to significantly increase the number of affordable homes, with dozens more now proposed as part of a new partnership.
A fresh planning application has been submitted to the Isle of Wight Council to vary conditions attached to the already-approved 473-home scheme.
The key change centres on affordable housing provision.
Developers say the number of affordable homes could rise from 166 – previously set at 35% of the development – to 204 properties, or 42%.
If approved, this would deliver an additional 39 affordable homes on the site, marking a notable shift in the balance of the scheme.
The increase is linked to a proposed partnership with Southern Network Group (SNG), which is expected to take on the majority of the affordable housing – 193 homes in total.
To accommodate this, parts of the development have been redesigned, particularly in Phases F and G, where the affordable homes will be concentrated.
Alongside the increase in affordable housing, wider amendments are also proposed. These include layout changes across several phases, updates to house designs to meet new energy efficiency regulations and minor alterations such as the removal of some bay windows.
Despite these updates, the overall scale of the development remains unchanged, with 473 homes still planned.
Access points, infrastructure proposals and the broader design principles of the scheme are also retained.






























































































The developers are missing the point. Perhaps the Island does need more affordable homes, but not there! The roads in that area cannot cope now, there are still not enough dentists and only this week St Marys could not cope with the amount of A&E admissions.
Until the Island is better equipped to deal with more people, no more houses should be built.
Lets also not forget the environment damage too. The last thing this Island needs is to be concreted over. Build on brown field sites by all means, there are plenty of them, but do not destroy what makes this Island special!

They keep building more and more and more and more.
What about some new roads to take all the new cars that come with the houses. So that we dont sit in traffic all day every day going nowhere. Or some new hospitals to deal with the extra population. Or some new doctors so people can actually get an appointment.
Or perhaps build a new bit of the island so that its not so overpopulated and ruined.
Every town has several housing estates going up, its insane to think that its going to work.
Soon cars will be a thing of the past.
We all know what that means, Police visiting rather often me thinks ! Asbo, drugs, boy racers, all the classy well bred subjects that these people aspire to.
It’s time the authorities running the island implemented

This government and all councils will not be happy until all green spaces are built on
Wahoo they are increasing social housing to help with the current housing crisis on the island. Hold up they are being built in the last two phases so based on the original proposal that’s eight or nine years away. So profit before commitment to the immediate island needs yet again
