Rob said:
“Kings House occupies a prime location with Sandown High Street to the front, while the rear elevation overlooks the Esplanade with the sandy beach and English Channel beyond. Consequently, the building enjoys fine views including over Sandown Pier and Sandown Bay.
“Kings House was last in use as a restaurant/public house, though for some years the building has lain empty.
“The freehold property is now in need of a significant level of upgrading and refurbishment, but it is considered that Kings House offers a great deal of scope and potential for a number of potential future uses, subject to all necessary consents being obtainable.
“Work has previously commenced on a scheme for conversion of the existing building. Accordingly, none of the existing rooms on any of the three floors can necessarily be labelled.”
A 3-storey, 5-bedroom house at 20 Drake Road, Newport, chalked for “improvement”, has a freehold guide price of £180,000 – £200,000.

A 3-storey detached building at 162 Gunville Road, Newport, opposite the Methodist Church and in previous use as a commercial property on the ground floor with living accommodation over, is guided freehold at £170,000 to £180,000.
Most recent uses included a convenience store and latterly an animal charity.
Rob said:
“The existing accommodation is very tired but, subject to a programme of upgrading and refurbishment, it could be restored, perhaps as part of a conversion project to provide a number of smaller residential flats, subject to all necessary consents being obtainable.
“Alternatively, planning consent has been granted for demolition of the existing building and replacement with a pair of two or three-bedroom semi-detached dwellings which will be ideal for resale into the local marketplace or retention for their income producing potential.”

As the road name suggests, an end-terrace house at 24 Ocean View Road, Ventnor, has stunning sea views over the town and English Channel and is guided at £125,000 – £135,000.
Rob said the house, on the remainder of a 999-year lease from 1902, could provide two or three-bedroom accommodation, depending on requirements.
He added:
“The house requires some upgrading and refurbishment and is considered very worthy of the improvements required beyond which it is considered ideally suited to owner occupation as a traditional letting investment or, potentially, as a weekend retreat/holiday home or commercial holiday letting.
“The rear garden runs up a steep bank to the rear of the property but the journey to the top is well worth it for the even better views over the English Channel. At the top of the garden is a summer house which requires refurbishment or replacement.”

Kings House would be a perfect Wetherspoons
Insufficient footfall year round in Sandown to merit a Wetherspoons.
Since the pandemic and hardly anyone works in the office
The Seaside business is like it usetd to be in the 1980s
Sandown and Shanklin are constantly busy it would make a mint.
Take a stroll in Sandown and Shanklin on an evening between October and April, and you will see very few people about.
If only someone wanted to go to Sandown.
It would be really good to see some investment and upgrade to this prominent building. The esplanade side could be very beneficial and might be seen as a good way to kick start the investment and development that Sandown needs. lets hope for a positive outcome with a buyer who wants to develop this quickly, not sit on this as an asset for the future
Good luck getting planning permission this century from the parochial council.
All very well getting it for 250k. You would need to spend a minimum of £5,000,000 (5 mil) on it to bring it back to close of what it was.
Not if you get a good team of Builders in from the mainland,
Not a bunch of local Numpties who don’t know what they are
doing.
Wasn’t it a bunch of numpties from the mainland that ruined and left it in the state it’s in now
Let’s hope the once was Ocean Hotel can be sorted out very soon??????
Not forgetting the other eyesores on Culver Parade.
