Plans to transform the Waterfront at Gunwharf Quays in Portsmouth have been unveiled as the retail and leisure destination celebrates its 25th anniversary, in a move that could further enhance its appeal to visitors from the Isle of Wight.
Owner Landsec has submitted a planning application to Portsmouth City Council outlining proposals to overhaul the harbour-facing area, forming part of a wider £45 million investment programme which was previously reported by Island Echo.
The scheme aims to create a more vibrant and immersive waterfront experience, making greater use of the marina setting and attracting new dining and leisure operators.
Proposals include larger ground and first-floor terraces to improve al fresco dining, alongside the introduction of a new public staircase and lift to improve access between levels. Seating areas will also be refreshed, and currently underused spaces will be brought back into use.
The development will allow for the introduction of new brands and experiences, with the aim of strengthening Gunwharf Quays’ position as a leading South Coast destination.
The historic Old Customs House, a Grade II listed building, will remain unchanged under the plans to ensure the character of the area is preserved.
Gunwharf Quays first opened in 2001 and has since welcomed millions of visitors, including many travelling from the Isle of Wight.
The latest proposals signal continued investment in Portsmouth’s visitor economy, which plays a key role for those visiting from across the Solent.

If approved, work on the Waterfront is expected to begin in early 2027.
