An Isle of Wight property with 6 self-contained flats was among a number of local lots sold at Clive Emson’s February auction
A bidding war ensued for Braemar, at 5 Broadway, Sandown, which finally went under the hammer – after 62 bids – for £358,000, some £108,000 over the guide price. Braemar, sold freehold with vacant possession, was originally constructed as accommodation for high-ranking military officers.
In another bidding war, £81,000 was paid for a detached chalet-style house called Hazeldene, Ash Grove, Luccombe, Shanklin, which was £51,000 above guide price. There were 50 bids for the 2-bedroom freehold property, which was described as having had structural movement.
Flat B at 63 High Street, Ryde, chalked for improvement, fetched £63,000. On the top floor, the property is on a 999-year lease from 2017.
With 3 bedrooms, a garden flat at 44A Spencer Road, Ryde, sold before the auction. The property, which had a guide price of £150,000+, is on the remainder of a 990-year lease from 1972.
On the remainder of a 155-year lease from 2005, at a ground rent of £150 per annum, a 1-bedroom ground floor flat at 87 Amherst Place, Ryde, which had a guide price of £90,000+, also sold prior to auction.
A vacant commercial building at 40 High Street, Shanklin, sold for £98,000, which was £18,000 above guide. Formerly the pizza restaurant Makkie’s, there are 28 covers and a takeaway section.
Freehold land adjacent 17 Moorgreen Road, Cowes, with outline consent for a 2-bedroom detached house to be built, went for £58,000.
A detached chalet-style home at 72 Leeson Road, Ventnor, with 2 bedrooms and sweeping sea views, was bought freehold for £65,000 in a bidding war, which was £35,000 above the guide price.
Rob Marchant, Island auctioneer for the firm, said:
“The gardens and surrounding land suffered significant structural movement in the well-publicised landslip which affected Bonchurch in early 2024.
“Notwithstanding this, a total of 34 bids were made, with the final bid at £65,000, more than double the guide price. We are not privy to any plans the new owner may or may not have for the site.”
The next auction of 8 this year by Clive Emson Auctioneers concludes on 20th March, with bidding live 48 hours beforehand.
Lot entries close on 24th February, with the catalogue online from 27th February.
