A former garage workshop in Sandown could be transformed into a gym run by local business CrossFit IOW. Planning permission is being sought by James Dixon of Crossfit IOW Limited to transform the industrial unit at College Close into a gymnasium and exercise area for personal training sessions and corporate business days. Under the plans, the existing workshop will be converted to include a reception area, office, changing rooms, showers, lockers and an equipment store. All conversion works will be internal with no change to the external appearance of the building. The 450sqm gym will employ 2 full-time and 6 part-time staff members, with enough parking for 12 cars. Classes will be held throughout the day with the doors opening at 06:00. The last 1-hour session will be held at 18:30, but sessions for children, the elderly and the disabled could run into the evening. It is the intention of CrossFit IOW to create a ‘community hub’, with plans to host either a monthly or quarterly free introductory session for the local community to try the classes on offer.

That doesn’t seem anywhere near enough. Unless you live very close to a place like this, then you need to drive to get there, and that means parking.
Either it’s going to cause problems on the surrounding roads, or they’ll need to severely restrict numbers, making it unviable economically.
