The freehold property at 47A Crocker Street, part of which runs behind adjacent residential properties, went for £46,000 above the guide price.
It was among 180 lots listed across southern England and South Wales by Clive Emson Auctioneers.
Rob Marchant, Island auctioneer for the regional land and property auction firm, said:
“There was keen interest, reflected by the 61 bids made and the final one coming in at £236,000. We are not privy to any plans the new owner may or may not have for the premises.”
With pedestrian access via a gate from Egypt Esplanade on the seafront at Cowes, a freehold 0.70-acre parcel of woodland went for £9,500. Lammas woodland is north-west of Baring Road and behind Hawkins Apartments.
With vacant possession, a freehold commercial unit at Retro & New, Avenue Road, Freshwater, fetched £70,000. Joint auctioneers were Scotcher & Co.
