Residents of Godshill have been told that developers have not jumped the gun on preparations for a major housing development in the village.
Scotland Farm, near Yarborough Close, has been earmarked for development since 2004 when approval was first given for a nursing home and 94 care cottages, but now nearly 20 years later work is finally starting.
Now, up to 107 1, 2, 3 and 4-bed homes could be built on the site by Captiva Homes and a decision on permission from the Isle of Wight Council is said to be imminent. Residents worried buildings have been demolished, greenery cleared and a site office installed without permission.
Captiva, however, has confirmed work is being carried out under existing permission granted for the site. A spokesperson for the developer said it currently awaits a decision on its application, so no houses can be built.
It is not the only concern Godshill residents have had about the site, as revisions to some of the highway plans have been made without publication — other than on the council’s planning portal.
In a comment to the Isle of Wight Council, Godshill Parish Council said there have been more than 30 revisions but they were not noted on the weekly planning listed which would have triggered public scrutiny. It said residents would be unaware of the revisions unless they regularly checked the application.
It did not seem like fair opportunity had been given to comment on the revisions, the parish council said, especially given the large-scale nature, impact of development and the strength of local opposition to it.
It requested the revisions were fully advertised before a decision was made.
An IW Council spokesperson said the changes to the application were publicised on the press list as they were considered to be minor in nature or lesser than originally submitted. Captiva said the revisions had not made any material changes to the plans but they were available on the planning portal for anyone to review.
A Captiva spokesperson said they were very conscious of the current housing crisis on the Island and the plans, if approved, would provide much-needed properties and affordable homes. They said their goal was to deliver the properties as quickly as possible.

How did Labour under Blair do on immigration?
Here is a snapshot – “Between 1997 and 2010, net annual immigration quadrupled, and the UK population was boosted by more than 2.2 million immigrants, more than twice the population of Birmingham. In Labour’s last term in government, 2005-2010, net migration reached on average 247,000 a year”.
You best look into the amount of immigration under labour governments before you get to excited, Nobody has the guts to send them straight back and defy the European Human rights acts they are coming in under.
They would have the ‘guts’ to IF it effected them in a negative way.
But as we know, most of the party supporters own businesses which benefit from low paid imported labour.
So does all the Politicians family, friends and party supporters who own multiple properties who gain immensely from an increased population in supply and demand pushing up rents and property prices.
As does many of the better classes as the wealthy solicitors who make a fortune in migrants rules and laws
ALL the above have private education, private dental and health care, all live well away from such, so they could not care less about the rest of us, who pay through stealth taxes to live amongst those we never wanted here.
Big difference.
All very well building these new houses, when will schools, dentists, hospitals and roads be rebuilt too? Not to mention the custody block and police stations and fire stations. Just the basic essentials!!
Originally nursing home and 94 care cottages, I supposed that idea has been scrapped now and just more overprized quick build houses will be erected.. completely too expensive for Islanders on ZERO hour contracts !!!
Before people move here to retire, do they actually check out the cost of getting here… ie ferry prices? then the ongoing cost of ferry costs…
When I moved here 1982, my car and myself 2pm ish..cost me £8.00 for a two week return… That was the beginning of June. Check prices now ?
Captiva are very conscious of the current housing crisis on the IOW, are they also aware of the current crisis the NHS has in trying to deliver care to all the existing residents such as GP’s,Dentist and if needed Hospital treatment.
The original Nursing Home and Care Cottages would have been far more use but then I suppose that was the reason planning was granted, then they come along with ‘MINOR’ changes to make all 107 of them either One, Two, Three or Four bed permanent homes!
I vaguely recall a new Dr’s Surgery in previous plans!!!!

But not Bembridge dear chap, for they reside there themselves. So, apparently few homes can be built there due to flooding issues. How very coincidental, when much of the Island also floods but is being built to destruction.
Well, you should look at the site near the roundabout on the Steyne Copse end of the village. It looks like they’ve broken ground for construction.
