With more than 2,400 households on the Island looking for a permanent home, Captiva Homes are promoting their commitment to Affordable Housing; stating that houses at their recent developments were available to rent for as little as £124 per week and purchase prices as low as £105,000.
‘Affordable Housing’, is defined by Gov.uk as: ‘Affordable Housing includes social rented, affordable rented and intermediate housing, provided to specified eligible households whose needs are not met by the market’.
Captiva Homes has contributed 20% of the total number of Affordable Houses created on the Island over the past 5 years, despite making up for only 10% of the total open-market homes constructed on the Isle of Wight in the same period.
James Pink, Founding Director at Captiva Homes, said:
“As an Island company Affordable Housing for local people is a topic that we’re passionate about. We are determined to improve the housing situation on the Isle of Wight for those finding it difficult to secure a home.
“Unlike some other developers who often negotiate out of their Affordable Housing requirement, 35% of all our developments (as a minimum) are designated as Affordable Housing, 70% of which are available to rent and all specifically for local residents”
Captiva Homes promotes that over 80% of their customers are Islanders.
Maybe one of our local newspapers could enquire of the council exactly how many people they have given homes to here on the Island coming from the mainland or from abroad over, say, the past 5-10 years?
Wouldn’t it be in the public interest to know this, given that the council are forever telling us of a housing crisis and the apparent need to build more and more new homes?
How much of this alleged ‘housing crisis’ is self-inflicted by the council?
Also ask how many island homeowners have put up Ukrainian people in spare bedrooms.
Maybe these homeowners could then rent out their rooms to island people who are in need of somewhere to live.
But there’s no flag or facebook profile picture for that as it will never be the latest thing.
I think you are missing Catherine’s point, the Ukrainian people will return home once the war is over, as they left everything behind.
Once a housing association moves a mainland family in that house will probably never be available to an island family.
Example, close to me is a spectrum association house, three different families from the north have lived there. They house swap with people who think life here is better, kids get bored no work lower wages. So they swap. At no time has anyone from the island had a chance to live there.
If the Island was the only place in England that had a housing problem you might have a point.
Also, you ask how many homes the council have given homes to recently? The answer is nil, and because the council no longer owns council housing or builds council housing. So it has no homes to ‘give’.
The transfer of social housing to private entities has meant local authorities are far less ‘hands-on’ than they used to be in terms of say, emergency allocations.

Is this PR campaign, portraying Captiva as an “affordable” housing charity a result of the application for judicial review against the Westridge Farm development? Are Captiva worried Ryde residents will win?
Also to clarify the £105k purchase price – on the Captiva website it states this as a Shared Ownership ‘asking price £175k, purchase price £105k@60%. Rent payable on retained 40% share is £131.25 per month.
105 k is for a 1 bed place. Oh and the housing company renting them is capture housing, owned by !??. The whole system is set up for profit. We need social housing, leased by the likes of vectis & sovereign.
You can only imagine the contract clauses.
The affordable homes are not the detached ones with garages shown in the accompanying picture, but instead they are pokey little two up/two down rabbit hutches.

Are these homes at £124 per week on offer to ALL including working families , or are they only for smack/swill/snort on benefits that will get them for free anyway? And if they are for ordinary people as well, what sort of low life would we be surrounded by. I ask because of the importance that low life and ordinary/working families don’t mix
