A block of flats could eventually fill an overgrown plot on a road in Ventnor, after a basic, in-principle outline plan for the scheme was submitted to the Isle of Wight Council.
Land at 53, Upper Gills Cliff Road has been empty since 2015 when the original bungalow there was demolished. Since then, the site has become derelict and overgrown.
Now outline plans have been submitted by Peter Champion of Bognor Regis-based Champion Associates.
The firm wants permission to build a 3-storey building, containing 6x 2-bed flats. Previous schemes have been approved for the site, including one in 2020, for two houses.
However, they never got off the drawing board because of feasibility and land layout issues, according to documents submitted to the Isle of Wight Council.
If approval for this latest idea is granted, other matters including the proposed flats’ access, appearance, layout and landscaping would have to be agreed, through a second, future planning application.
Ventnor Town Council has supported the application but said further development of the site will need to comply with Island Roads’ recommendations.
You can view the plans, 22/02033/OUT, on the IW council’s planning register. Comments can be submitted until 12th December.

One bungalow becomes two houses becomes six flats (with no gardens and no parking of course) – welcome to the new plans for your rabbit hutch lives, people crammed into ever smaller spaces with no facilities for retaining independence of movement as they fill the country with millions more
Would you buy a flat in Ventnor in this position. I would be scared of a landslide
Plenty of new large homes being built on greenfield sites all across the Island if that’s what you want.
Flats built on brownfield sites are exactly the kind of development we need. Just hope they will be affordable and not wind up as 2nd homes or holiday rentals which, given the location, is pretty likely.
Another HMO to grace the area
Not sure if feel safe living there.
But good news for those that need housing so desperately.
Parking, Doctors surgeries, Dentists etc. etc.?
Block of flats .. why not .. The Planning Dept have the YES rubber stamp already, schools, healthcare, traffic congestion, hospital in constant crisis, shopping centres avoided due to rip off parking fees .. let’s hope the real estate agents let future buyers know what the IWC will not admit too .. shambles rotten to the core . Bob where are you !!!
These new builds don’t blend with the local community. I seem to remember the IOW Council signed a Climate Emergency Bill in 2019; are any of these new builds carbon neutral? Standard solar power & rainwater collection? Building on greenfields seems to contraindicate the Codified Emergency.
If the land is prone to slippage, some well placed gabion cages could be placed at the lowest point of the building plot, buried in a trench and have others added to a height of at least 5 feet. If wide enough, these would allow natural drainage whilst giving the bulk and strength to hold back the moving soil.
Bonus is in Ventnor their are lots of lizards and they would love to make homes in the Gabion cages.
But as the council prefer more expensive, less effective methods, then they won’t be used.
You must have shares in a company that makes these cages.
6 x 2 bed flats, bringing a possible 12 extra vehicles into the area. So where are those likely to be parked Ventnor Town Council ? Can’t believe the Toogood’s think this is a great idea. I’ve no doubt they objected to the building plans next to their summer apartment on the seafront. So why support this. Bottom line is, the chancer who purchased the house in 2014 should never have been allowed to pull the perfectly fine property down. He finally gave up attempting to pull the wool over the planning committee’s eyes & sold up in 2020. Amazed me that he got away with the unauthorised building at his Hill side Hotel !!
