A controversial development planned for the edge of an Isle of Wight village is back on the cards and it could be even bigger than was originally planned.
New developers have taken control of a currently empty greenfield site on Newport Road in Northwood and proposed more houses as well as final details to get the scheme back on track.
Outline planning permission was originally granted for 66 houses on the land in 2020 — despite more than 100 objections — but no further permissions were sought to actually build the development.
Now in the hands of London-based housebuilders Notion+, plans have been submitted to the Isle of Wight Council detailing the layout, landscaping, scale and appearance of the properties.
A 2nd application for the site has been submitted, as phase 2 of the development, to build six more two or three-bed houses, bringing the total up to 72 properties. Of the 72 homes, it is proposed 25 would be marketed at an affordable rate.
Planning agents on behalf of Notion+, BCM said in planning documents, it was deemed the site could accommodate more dwellings without causing ‘demonstrable harm’ to wider planning considerations.
Other documents say the proposed scheme would be a sensitive extension of the urban form.

Any house built after 1969 isn’t natural. They should all be demolished!
‘London-based housebuilders’ tells you all you need to know, they’ll try and cram them all in, subcontract to the lowest bidder to build the lowest quality cheapest houses which will fall apart over the next few years, all to make a quick profit. Of course no new infrastructure as that will reduce the profit from the development, and with our spineless council and planning office it’s not surprising. And with increasing sewage dumping in our seas, overcrowding on the roads, almost impossible to see an nhs dentist, a council which acted in the best interests of the residents would reject new developments until these issues were addressed, but these days it seems like the council has been bought by the developers.
BS. Large scale and they’re not even mid-rises? That would highly increase amount of dwellings while amount of green space could stay the same. Will they add a new GP, school, playgrounds, bus stops and shops? You know, like most large scale developments from 50s to 80s based on complete planning principle in Europe? I doubt it.
It’s another Americanised suburban sprawl that’s completely tax-inefficient when it comes to maintenance (e.g no way council tax from only those homes will cover road repair costs so let’s all prepare to pay more CT) and forces people to drive adding to pollution and traffic congestion cause there are no services within a walkable distance.
This is nowhere near good practices of true large scale developments.

Need to build more than that to house the migrants the government have been letting in. In 2010 the backlog was 20,000. Now it’s nearly 200,000. This is what happens when you make cuts so you can buy elections with tax cuts.
As the IOW Council have all voted for ‘Motion for the Ocean’ and recognising the IOW is a Biosphere, obviously they should be saying ‘NO’ to this greenfield site development. There are over 2000 houses for sale here, with over 500 at £200k or less – we do not need this development.The IOW Council’s planning strategy states brownfield sites should be developed before greenfield – can’t remember seeing any proposals recently – must be because the Developer would make less profit.
Why not go whole hog and build 100 or 150
As long as it makes big fat profits for the developers, to hell with the islanders.
And the Council just see money from council tax.
