Isle of Wight developer Captiva Homes has tonight (Thursday) announced its plans to build up to 465 quality homes, new community facilities and a landscaped public open space in Ryde.
The proposed low-density development in Elmfield, between Bullen Road and Appley Road, is to be known as West Acre Park and will consist of 2, 3 & 4 bedroom homes, including bungalows. It will be built in 5 phases starting in 2020.
The proposed scheme includes 25 acres of landscaped public parkland, a new GP surgery and road and access improvements. More than a third of West Acre Park will be leisure space, opening up land that was previously not accessible to the public.
Captiva Homes has been building quality developments on the Isle of Wight for almost 2 decades and has just started work on 80 homes off Hope Road.
The company is committed to responsible development and sustainability and has designed West Acre Park so that only 1 existing tree on the land will need to be cut down, with many more trees and shrubs to be planted during the landscaping process.
It is anticipated that the scheme will see £1.6million invested into the area for local schools and other educational facilities. The scheme also includes improvements to local roads and highway infrastructure, a new community café or hub on the parkland, a recreation ground and play area and an increase to the current number of allotments.
It is proposed that Appley Road and Bullen Road will provide access to West Acre Park, with secondary access from Hope Road. There is also an additional public footpath proposed to enter the site from Marlborough Road and a footpath connecting to Tesco.
The scheme is designed in accordance with recommendations on housing allocations and suitable sites identified by the Isle of Wight Council. Of the proposed homes, 163 will be affordable homes specifically built for the benefit of local residents.
Captiva Homes is owned by James Pink and Justin Gentleman. Both live on the Isle of Wight with their families and are actively involved in Island life, including roles as lifeboat crew.

Captiva Homes is inviting feedback on the plans and will be holding 2 public open days for residents to view the scheme.
- Thursday 10th October from 10:30 to 14:00 at St John’s Church, High Park Road.
- Friday 11th October from 18:00 to 20:30 at Oakfield Primary School, Appley Road.

Brilliant news all the new home owners can work at the new industrial park in nicholson road,perhaps they could link the two sites with a steam train!
Does that lot come with another hospital!
Unlikely, and will be interesting to see if the unlikely health centre will actually have any doctors in it.
The schools in the Ryde area will not be able to handle the amount of children to the area when there’s already tones of them being rejected for primary school places locally, let alone secondary. I can see the investment they want to give to local schools, but they would need a lot more than.
