Planning permission is being sought for yet another new housing development in Ryde – this time for 45 homes on land near Pig Leg Lane.
Applicant Veronica Kelland has submitted a formal application to the Isle of Wight Council for outline planning consent to build a new housing development off Quarry Road, behind houses on Alfred Street.
At this stage, the local authority is simply being invited to approve the principle of residential consent and the site’s means of access, rather than the specifics of the development such as layout and appearance.
The illustrative scheme represents a development of 45 new homes made up of 22x 2-bed houses, 4x 3-bed houses, 5x 4-bed houses, 13x 2-bed flats and 1x 1-bed flat. At least 15 of the properties would be ‘affordable’ housing and there would be 84 parking spaces created.
Access to the new estate – which would be built on current green land – would be from the far end of Quarry Road, with all vehicles passing a row of houses that at present have no through traffic going by. Furthermore, the development will be in close proximity to 2 existing cottages, with flats towering above.
It’s thought that the development will put a 13% increase on the amount of traffic using the Quarry Road/St John’s Road junction by 2027.
According to the documents submitted, the Isle of Wight Council’s planning department has given an indication that the general principle of housing on this site is acceptable. That comes as no major surprise though as the site had already been identified within the Ryde regeneration area as a potential site for at least 30 homes.
The 1.62-hectare site is situated just a stone’s throw from the controversial Pennyfeathers site and even closer to the proposed 180-home development at Rosemary Vineyard.
And where is all the sewage from the Ryde builds going straight out to sea at Ryde?
I hope not all to Sandown or is the possibility of a sea pool really an extension to the sewage works after one fill from the sea?
Will be very interesting to see the IOW Council and Planning Officer’s response as 3 houses in Arreton on a greenfield site were refused because they would be ‘ ‘eroding a pleasant and open green space’ which has a sense of ‘tranquillity and rural seclusion’. Rightmove currently shows 112 properties in Ryde for £200,000 or less – are these 45 houses really needed?

No to this plan, we don’t need it, people don’t want it, just renovate what we have already and stop bloody selling to those people who do not even want to live here, just renting it out for holidays and ripping people off. When will this council stop allowing all this green space to be destroyed.
Spot on. Repurposing of empty commercial buildings into housing should be priority, and developing greenfield sites to generate profit for greedy developers should be a NO in every case Most people do not share the view that profit is king

Can’t book a doctors appointment in Ryde as it is. Have to call in early for an ’emergency’ appointment.
I’m a resident of Quarry Road, this area is already over developed.
Yet another Dr’s surgery is closing, it’s nearly impossible to get an appointment with a Dr. The schools are full to capacity in this area. Quarry Road already has issues with over parking and being used as a rat run.
Ryde doesn’t have in infrastructure to cope with the buildings at Pennyfeathers & Rosemary vineyard yet alone another proposed building scheme. What about the Nature Reserve at Pigleg Lane, all the run off from yet another development will damage an already fragile environment. These developer’s are greedy. We don’t need more over priced, second home’s and letting properties here we need to stop this.

It is very disconcerting that whenever a new development is proposed the same old tired “brown envelope” comments rain down upon us!
The sad truth is our council members, not all but certainly the majority, who are elected to serve us simply do not listen or do not care!
All too often they have no experience or knowledge in the areas they sit and represent. They lack vision and foresight and are, again not all, safe from query or question or criticism? They believe they know best in all instances and seem scared to ever admit they were in the wrong or they may have made an error.
The brown envelope theory I am afraid serves only to shield us from the sad truth that our council sits only to serve themselves.
Why on earth to people elect said councilors if they are so appauling. You get what you ask for – don’t elect them in the first place !. Choose someone who will act as you expect instead.
Good luck, this is a great place for houses, a natural extension to the Borough Boundary.

For the first time in my life , I’m actually a Nimby. I can’t actually see on the illustration where it is specifically, but what about Pig leg, and the allotments? We had a sewage dump( sorry, not a joke there) in Ryde this morning, no rain to excuse it, so where better than to run down Monkton Brook straight into Appley. I love the ” affordable ” house thing, as I think they use that as a good reason to build an estate. Why not just affordable housing, here and there on brown sites, that actually is affordable? Bah!
There should be no more building of houses on the Island until the infrastructure can accommodate them. For example sewage, that is a disgrace, spillage into the sea as it can’t cope. Therefore damaging the environment and polluting of the rivers. Hospital, there is only one and that is not coping. Schools. GP surgeries aren’t coping as we haven’t enough GPS on the Island so they are not coping.
They should all be affordable housing for island residents we have a problem with affordable housing, the council is corrupt but why moan about them when we keep voting them in don’t vote 4 them simple and then when we all stand up and say enough is enough then it might change worth a try I say
