A historic cottage dating back almost 400 years, a detached bungalow guided at just £50,000 and an entire block of 5 flats in Newport are among the Isle of Wight properties going under the hammer in Clive Emson Auctioneers’ November auction.
A wide variety of residential properties and a development site have been listed in the latest online sale, which features 173 lots across southern England.
The auction concludes on Thursday 5th November, with bidding opening 48 hours beforehand.
Among the cheapest properties available is a 1-bedroom detached bungalow at 2A Royal Crescent in Sandown, which has a guide price of £50,000+.
The freehold property, Lot 22, is tucked away in a private location and comes with its own garden and off-road parking.

Although the bungalow requires renovation, auctioneers believe it offers significant potential as a holiday home, investment property or permanent residence.
Rob Marchant, Isle of Wight Auctioneer and Director at Clive Emson, has said:
“The property requires a programme of improvements but is, however, deemed extremely worthy.
“Once this property has been restored it is considered ideal for use as a weekend retreat or holiday home, perhaps on a commercial holiday letting basis.
“The property may also, of course, suit owner occupation.”
Another unusual offering is a historic detached cottage at 116 Avenue Road in Sandown, dating back to 1631, when King Charles I was on the throne.
The 3-bedroom freehold property, Lot 58, has a guide price of £100,000+ and is currently let at £10,200 per year.
Featuring enclosed front and rear gardens, a garage and driveway, the cottage has been used as an investment property for many years and is being sold subject to an existing assured tenancy inherited by the current tenant from their parents.

At the higher end of the auction, a freehold block of 5 flats at 144A High Street in Newport is being offered with a guide price of £320,000 to £350,000. Lot 46 comprises 4 2-bedroom flats and a single 1-bedroom apartment, all of which are currently vacant.
Rob has said:
“The vacant apartments require some upgrading and refurbishment and are considered worthy of the works required, beyond which it is considered that the block will be ideally suited to addition to an income-producing letting portfolio.”

Also in Newport, Virginia Cottage at 31 Castle Street is being offered as Lot 135, with a guide price of £325,000+. The freehold property boasts 5 bedrooms, 2 bathrooms, a self-contained annexe, gardens and a garage. Spence Willard are acting as joint auctioneers.
A further Newport property, the 2-bedroom mid-terrace house at 2 Cross Street, is guided at £90,000+. The freehold house, Lot 125, requires improvement and is being marketed jointly with Chinneck Shaw.
In Ryde, a building arranged as 3 flats with an additional basement at 12 Barfield is being offered with a guide price of £290,000 to £310,000.
Lot 133 includes 2 tenanted apartments and a vacant top-floor flat which requires modernisation. The ground-floor 3-bedroom flat is currently let at £410 per calendar month, while the first-floor 2-bedroom flat brings in £850 per month. The building also has a derelict basement which was previously used as a flat, while the top-floor apartment enjoys sea views.

Elsewhere in Ryde, Flat 1 at Salsette Court, 30 The Strand, is being offered for £95,000+. The 2-bedroom ground-floor flat, Lot 107, comes with a garage and access to communal gardens, and is held on the remainder of a 999-year lease dating from September 1970. Joint auctioneers are Seafields.
In Ventnor, Miramar Lodge at Bonchurch Shute is expected to attract interest, with a guide price of £225,000+. The former stable block of Victorian manor house Miramar House has been converted into a 2-bedroom cottage, complete with gardens, a double garage and a south-facing balcony.
Lot 77 features 2 reception rooms and 2 first-floor bedrooms, including 1 with en-suite facilities.

Also in Ventnor, a 0.17-acre development site at 53 Gills Cliff Road is listed with a guide price of £80,000 to £85,000. The freehold land, Lot 59, boasts views across the English Channel and comes with planning permission for a detached 4-bedroom property and a pair of detached units.
A further Ventnor listing is Flat 3 at 3 Trinity Road, a 1-bedroom apartment with parking and a guide price of £55,000+. The property, Lot 139, is being sold on the remainder of a 999-year lease dating from February 2007.
In Sandown, a detached former guest house at 19 Carter Street, arranged as 4 flats over 3 storeys, is being offered for £220,000+. The freehold property, Lot 123, has seen its guide price reduced by £20,000 from a previous listing. Whitehouse Porter are acting as joint auctioneers.

Another Sandown property, Douglas Studios in Town Lane, has also seen a price reduction.
The 3-bedroom freehold house, Lot 89, requires improvement and is now guided at £80,000 to £90,000, representing a reduction of up to £35,000 from a previous listing.
In Cowes, Flat 1 at Stanhope Lodge on Stanhope Drive is guided at £135,000 to £145,000. The property, Lot 157, is described as needing improvement and is held on the remainder of a 999-year lease from 2005. Lancasters are acting as joint auctioneers.

Also in Cowes, a 2-bedroom terraced house at 57 Tennyson Road is listed with a guide price of £120,000 to £130,000. The freehold property, Lot 110, is currently let at £13,020 per year and is being marketed jointly with Chinneck Shaw.
Meanwhile, a ground-floor studio flat at Flat 1, 42 George Street in Ryde has already sold ahead of the auction. The 1-bedroom property, held on the remainder of a 999-year lease dating from December 1846, had been guided at £40,000.
The November auction is being conducted online, with bidding opening on Tuesday 3rd November before concluding on Thursday 5th November.
