Planning permission has been submitted for more than 200 new homes off Horsebridge Hill between Newport and Cowes.
The application has been submitted by local developer Captiva Homes, who are seeking the green light for a new residential development of 203 dwellings at Acorn Farm, just to the north of Prior Crescent.
Under the plans, the 4.8 hectares site would be transformed to supply much-needed housing for the Isle of Wight community. The new estate would consist of 49x 2-bedroom houses, 38x 3-bedroom houses and 6x 4-bedroom houses, alongside 72x 1-bedroom affordable flats, 13x 1-bedroom flats and 25x 2-bedroom flats.
Of the proposed 203 homes, 72 would be delivered as affordable housing. However, Captiva Homes is already in discussions with 1 of the Island’s partner affordable housing providers which could open up Homes England funding to allow 131 of the 203 homes to be considered affordable.
Capitva is already working to supply new homes in Ryde, Rookley and Godshill.
The Acorn Farm site was previously put on the open market for £495,000 with planning permission in place for just 8 homes. In July 2021, the Island Planning Strategy highlighted the land at Horsebridge Hill and Acorn Farm as having the potential for as many as 375 homes. The site is laid out as such that there is potential for future development into adjoining fields.
Public consultation is open until 20th October, with the Isle of Wight Council expected to make a decision by the end of December 2023.
And where are the 203 houses they are demolishing? We need to be home neutral or our homes will be worth less and our children will be able to get on the housing ladder.
They are not demolishing 203 properties.
Where does our ever increasing population live if we are ‘home neutral’?
We don’t deny an increasing population, but where do the inhabitants of these new dwellings work, visit Doctors, Dentists, go to school, or even shop, etc.? Already, the infrastructure doesn’t exist for the current population levels, but if you complain or point this out you are accused of being elitist, or against growth by people using pop phrases like “home neutral”… Being realistic is just that, REALISTIC, delusion is a different world view!
I totally agree – the infrastructure will not cope (as it’s not doing well now), but it’s a fact that the population is growing and people need places to live. The infrastructure to support an increasing population is another problem that needs resolving.
I am sorry, but no it is not “another” problem, it is part of the same problem. You cannot put the houses up first and then resolve the infrastructure problem later. Putting up another 200 homes on currently green land is a shameful disgrace and is not the answer to offering cheaper accommodation to first time buyers, the fat cat councillors who will rubber stamp this farce and the equally fat cat company heads of Captiva – or whichever group of charlatans carry out the build – will be the only winners. There are much better sites that are already built on which should be chosen over any green site use.

It’s all profit making for the big guns 200 new houses but only a small percentage will be held for people who need to be housed i.e. immagrants and anyone else who cannot speak the engish language

Captiva please go away and stop destroying the island. More concrete and bricks but no extra infrastructure to cope with it. More people, more cars and less services, this is just pure greed.

You are right – we do not have the infrastructure for the population we currently have, let along more however, with an increasing population they are going to need somewhere to live unfortunately.
It just has to be stopped. the Island can’t take any more. Yes we have to house our homeless but this sort of development won’t do that. The Council Planners and Government must consider heathcare provision when judging these proposals which, at present is totally inadequate for even the existing population.
Someone needs to be talking to Captiva, to tell them they’re not welcome unless they start looking at Infrastructure first before anything,and Drs Surgeries, Dentists, Etc and the planners need to be spoken to, where do they live ?
My advice is stop breeding.

Stop building in NEWPORT its getting over developed!
Build on the West side of the Island if you have to.
Redevelop the unused building, the decaying, empty houses, buy up derelict hotels and make them into flats in other words use what is already here.

People need houses but no one wants them built in there back yard all right for all folk that got there self sorted and sitting happy alright to pay stupid amounts of rent for the rich landlords but the banks won’t give mortgages to the working people and the mortgage would probably be cheaper than the rent cost same old the people with money are sorted the working class lining there pockets!!!!!!
I fully support additional house building to supply the shortfall we are currently experiencing and allow younger people / families to enjoy home ownership like us older generation BUT – the council must handle this sensitively and ensure all infrastructure etc is in place to service the additional supply – something that doesn’t seem to be happening at the moment. They require ” affordable ” home contribution but not infrastructure contribution which could help keep a sensible balance. Another short sighted approach maybe ?.
Why houses? If they must build on a greenfield site why not a brand new fully equipped hospital complex? Turn St Marys into a proper health centre complete with GP surgeries, dentists and healthcare facilities.
But you all keep voting for the same 3 parties who have imported 10 million people since 1997 and all plan to continue importing over a million new people every year going forward – unless they stop importing millions then they will need to continue building hundreds of thousands of new homes to accommodate them. Remember the Uk population was stable and falling slightly back in 1997 and only one thing has changed since then
Go to any ward in our hospital and they’re all full of the elderly, first we need another hospital twice the size of St Mary’s plus more old people’s homes.
Here we go no infrastruture for any thing else crap roads crap dentists crap doctors crap hospital crap everything..

St Marys hospital is just down the road from this proposed development and cannot cope with demand now. This development has the potential to bring in even more people from the mainland adding to the demand on an already overwhelmed resource. The only way this development should be permitted is if the developers make a sizable contribution to the hospital to mitigate the extra demand the new homes will create. Its either that or they should be made to only sell these homes to current Island residents or hospital staff.
