Property and land on the Island are to go under the auctioneer’s hammer next month.
They are among 131 lots listed across southern England by regional land and property auction firm Clive Emson Auctioneers.
Starting on 2nd May and ending on 4th May, the auction is the 3rd of 8th this year by the company.
Up for sale are former public conveniences at the village of Wroxall, on the southeast corner of the Island. With planning permission to be converted into an office, studio, or workshop, the property is guided at £45-50,000 and has a 999-year dating from March 1879.
A 1-bedroom ground floor flat, with a large private rear garden and on a 999-year lease from 1989 on a peppercorn ground rent, has a guide price of £75,000 – £80,000 and is Flat 2, 61 Union Street, Ryde.

Rob Marchant, Island auctioneer for Clive Emson Auctioneers, said:
“Planning consent has previously been obtained for development of the land to the side, and while this consent has now lapsed it is considered that the land is ideally suited to such development and that, subject to a formal application, it may be possible for this planning or indeed another similar scheme to be reinstated.
“A similar parcel of land at the other end of the row of semi-detached houses has recently been redeveloped with an attractive detached dwelling.
The existing semi-detached house has been in use as an income-producing letting investment for a good number of years and is considered ideal for continued use in this guise or perhaps for occupation by an owner occupier while the land to the side is re-developed.”
A lock-up shop at 106A Monkton Street, Ryde, has a freehold guide price of £50,000+.
A 2-bedroom detached bungalow at 250 Upton Road, Ryde, has a freehold guide price of £200,000-plus and stands on a 0.16-acre plot.
A 2-bedroom holiday cottage at 15 The Ravens, Ocean View Road, Ventnor, has a freehold guide price of £160,000 – £170,000. Joint auctioneers: 01 Estate Agents.
With a freehold guide price of £450,000-plus, a freehold barn sitting on nearly 8.5 acres of land and overlooking the countryside, and towards the Solent to the south, has planning consent for conversion into a single dwelling. The property is on land at Moles Farm on the north side of Calbourne Road, Calbourne.
With “stunning sea views” over the English Channel, a detached house at 13 Gills Cliff Road, Ventnor, has consent to be demolished, with the construction of six two-bedroom apartments.
The freehold property has a guide price of £340,000 – £360,000.
Rob said:
“With the benefit of some refurbishment the house would make a splendid home. Alternatively, planning consent has been obtained for the demolition of the existing building and replacement with a 3-storey block of 6x 2-bedroom apartments, four of which will be accessed from ground level and all of which would have splendid sea views.”
A 4-storey, semi-detached building, with 4 flats let at £27,540 per annum, is located at 38 St Johns Road, Newport, and has a guide price of £250,000-plus.
Rob said:

Currently let at £16,560 per annum, a town centre mixed investment at 6 and 6A Regent Street, Shanklin, has a guide price of £150,000-plus and is on a 999-lease from 1915.
Rob said:
“The ground floor of the building is occupied by a well-known local florist who has been in occupation since 1999 under the terms of a commercial lease.
“The first and second floors are occupied by a residential tenant under the terms of a Regulated tenancy for what is a substantial 4-bedroom maisonette.
“The building requires some significant maintenance and refurbishment and is considered worthy of the improvements required, beyond which it would be ideal for addition to an income-producing portfolio.”

A semi-detached three-bedroom house, said by the auctioneers to be in “need of improvement”, has a freehold guide price of £150,000-plus and is located at 101 Horsebridge Hill, Newport.
