A planning application seeking outline consent to build a new residential development in Niton is set to be submitted to the Isle of Wight Council. Westoak Homes is looking to build on land off Allotment Road and Chatfeild Road – the main road connecting the villages of Niton and Whitwell. Although the formal details of the development are not yet finalised, the outline planning application considers the means of access and the principle of the development. Illustrative plans show around 35 new homes, of which 35% will be affordable. Under the plans, 2.7 hectares of land will be dedicated to creating an area as a new community public open space. In time, it is hoped that this area will offer further recreational facilities, such as fishing lakes, dedicated dog walks and nature trails as well as providing an attractive visual gateway into the Village. Furthermore, another piece of land within the centre of Niton Village is being offered solely for educational purposes in the knowledge that there have been historic expressions of interest to help the growth and quality of the local educational provision. Landowner Shiela Richard has been working closely with Westoak Homes, with both parties keen to support appropriate housing growth to enhance the sustainability of Niton. Mrs Richard has long-standing ties with the village. It is said there is a desire to secure a range of house types and tenures, including, for the first time, affordable homes. Speaking on behalf of the developers, Andrew Camp has confirmed:
“We are really excited about this new development project. Our collective vision is to provide a range of new homes which will seek to address local needs, as well as providing the very first local affordable homes. “We also look forward to providing a new community open space so all residents can enjoy the benefits of what we see as sensitive and contextual growth. In doing so, we have a commitment to deliver the highest quality homes that respond positively to housing pressures, will meet energy performance requirements, and deliver wider ranging benefits for the community.”
Subject to gaining outline planning consent, a further application would be submitted for the final details, enabling the company to proceed with the development as soon as possible.

Get the home application but really – Fishing Lakes, Nature trail ? I think that’s a bit off. Niton need’s a bigger GP practice with access.
As daily, hundreds of illegals fill our country, thousands more children are born to legal arrivals, most in turn will have huge families, then surely you can see why our country is losing green spaces at an alarming pace.
Odd that so many profess to care about the environment, yet murmur not a word against people who shouldn’t even be here taking up a home, a piece of land using water, energy, end up with a car adding pollution, congestion, more sewage, longer wait times for doctors, hospitals etc.
One of the most effective cures for helping our environment , lessening crime, and improving housing wait times is to vote Reform, and not one current immigrant already settled here or any Brit will suffer but gain. Vote Reform
We’re all doomed! Ha ha ha
Go literally anywhere on the Island and tell me the colour of skin you see, the ethinicty you are surrounded by. White, everywhere is white. You are just a scared little child who for some reason finds the tone of someones skin or a different accent to your own somehow a threat. Stop believing everything the newspapers tell you, we aren’t being taken over. You are a fool.
Voting Reform is a vote for USA Heathcare and a loss of yet more of our rights in the workplace and in our general day to day lives. Its a vote to a continuing of making the rich even richer.
The only saving grace right now is a vote for Reform is also a vote for Labour.
Typical biggotted neo Fascist view.
No no no. Niton should only have bungalows for retirees, anything else will change the character of the community!
These people have form … Niton needs to organise and organise now if this development is to be stopped or at least reduced in size.
You just need the Kleenex, there will be tears, these houses will be built on what is a bog in the winter months. With forecasts of rising rainfall, it is a disaster waiting to happen. This will be approved by Council under its new plan, so if you don’t agree with it don’t vote for Nick Stuart and Richard Quigley in West Wight, they both supported Greenfield development like this.
You’re so woke! There is no science that supports “climate change”! We need Reform so they can re-educate you!
Wow, what an idiot. The history of climate change science goes back almost 200 years and it is undeniable. Are you denying the greenhouse effect, which is easily demonstrated?
Farage’s arrogant ignorance of science (and anything else that doesn’t suit his agenda) shows that he is a pig-headed moron and totally lacking in education. The fact that you are impressed by this vile “man” speaks volumes about your own stupidity and bigotry. Reform will get the idiot’s vote because they are voting for idiots.
peter – there was more carbon dioxide in the atmosphere during the times of the dinsoasuars and it was hotter. – so was it all the petrol cars those dinosaurs were driving.
Yeh, It’s a global conspiracy (like covid) with everyone being taken in, except you.. there was a time when only people who knew what they were talking about had a platform, but with internet it’s a level playing field replacing the corner of the pub know nothing diatribes with reasoned arguments about dinosaurs lol
Are you a relic of the Jurassic era? So you actually know what you are talking about? God, what a conceited dinosaur
Not saying I’m the sharpest knife in the drawer but if I have to choose between opinions of thousands upon thousands of scientists who have studied their subjects in depth for decades, and someone with a grade 7 cse in woodwork, I veer towards the scientists..
Oxygen levels were also much higher during the Jurassic. The high carbon dioxide levels were due to very high levels of volcanic activity. Funny how climate change deniers won’t accept scientific facts but then dig around to try and find facts that suit their agenda, which they then take completely out of context.
If that’s what you call education, I’ll stay dumb thanks.
For those wondering what affordable housing means- https://www.cpre.org.uk/explainer/cpres-jargon-busting-guide-to-affordable-housing-policy/?gad_source=1&gclid=Cj0KCQjwsuSzBhCLARIsAIcdLm78lxplkA8UK3c00BDc_DjG0vyjMTvhLKL0neN_Hv2w2ta7WiamVAkaAohzEALw_wcB
Thanks for the link, Tony. Not sure it tells us very much, except that “affordable” is grossly unrealistic for many, especially younger, people.
But the weird thing is that devdelopments including affordable homes somehow get completed without those affordables being included. How can that happen?
Oddly enough, affordable depends on what you can afford. If you are on a low wage and can only afford a flat in Newport, then buy a flat in Newport. Be realistic and spend what you can afford. Makes me laugh all of these “young people” who think that they are entitled to own a 3-bed house when they earn minimum wage. Buy what you can afford. If you work hard and get a better job (or a second job), you will be able to afford a better home. Simple enough.
It’s a totally different landscape to when older people bought 3 bedroom properties or otherwise years ago; the massive deposits required now when there were 100% deposits before, the prices of properties themselves have risen far outstripping inflation or wages, the massively increased rents that tie into price of properties (landlords need to make a decent return on investment or they might as well sell up and put money in saver account).
So only option is for people to still live with their parents for years to have any hope of ever saving a deposit. It’s a different world now and its frustrating when older people just don’t gettit. I left home at 18 but there’s no way I could support myself on the sort of money I earned then, now..
Whoops, meant “100% mortgages” not deposits, can’t edit..
Keep building we love it, more work means more money.
Affordable my arse ..what £3/4 hundred grand each.
£75,000 is very affordable
Might get you a garage that..and a bit of parking in front..
You can buy a flat in Ryde for as little as £69k.
More turd slums to poison the Island. They have to be called affordable homes because a certain percentage of the project has to be just that. If they are not, planning will be refused. Affodable homes is just a fancy name for ”Free for the chavs”
Furthermore, another piece of land within the centre of Niton Village is being offered solely for educational purposes in the knowledge that there have been historic expressions of interest to help the growth and quality of the local educational provision. What’s all that about, building a school or just developers bull.
Developers shoehorning in ‘affordable housing’ into every development to bribe the planning officers into approving their rubbish applications.
Is this a green field site? If so it should not be built on.
Hell No! Just inside village boundry?
The rot started when they built opposite the end of Chatfield (yes, I before e,) Road houses.
There doing it for the love of the village and not for money i should co co
Yes, very public spirited of Ms Richard, no doubt she will be donating the income from the sale to a Niton charity to strengthen those “ties” with the village
