Further residential development could take place at Noke Common as outline planning permission is sought for more houses in the area.
The application, submitted by Nokes Common Dairy, would see outbuildings, barns and storage units demolished to build 9 houses — with permission previously granted in April 2018 for 6 on the same site.
Adding 3 more houses to the development, planning agents said in a design and access statement the applicant was aware of the substantial undersupply of new housing across the Island and has identified the opportunity of making more efficient use of the site.
Outline plans seek permission from the Isle of Wight Council for 7x 3-bed chalet bungalows and 2x 4-bedroom houses arranged in a courtyard style, each with parking spaces and other landscaping features.
Currently, 2 other applications have been granted close by the proposed development — 10 houses to the land of west of Hogan Road and 7 bungalows down the road where number 33 Noke Common once stood — but have yet to start building.
During the coronavirus lockdown, no site notices will be put up by the Isle of Wight Council’s planning officers — instead neighbours will be contacted and planning applications advertised in the local press.
Comments on the planning application (20/00520/OUT) can be made online or via email to the planning team within 21 days from when the application will be advertised. In this case, the application will be advertised from today.

The Island can’t cope with the present population. Stop the developers now.
All developers care about is money. They don’t care if they destroy the Island in the process. It used to be known as the Garden Isle, that would be a joke now.
The developers are often ‘in’ with the Council. The Council know that the more land is built upon the larger the amount of council tax is received and the more they get, the less their large salaries seem to be when taken from an enlarged ‘pot’.
Of course we can never accuse or listen to slurs of ‘deals’ done, but, what we can be certain of, is the developers, and the top council officials will NEVER be living anywhere near the ruination they happily create for others.
Ryde will become so awful once the huge building programme starts, but if YOU lived in a detached, large home, in a quite leafy area of Wight, be honest, would YOU really care? Well, you can rest assured that they won’t.
This is only the start for Noke Common it is the owners intention to develop the whole of Noke common dairy somewhere in the region of 96 houses. More houses more cars no jobs.
Trouble is more unaffordable housing for the islanders and a lovely getaway home for people from the mainland to use a couple of weeks of the year
