Another major development is proposed in the Northwood area, but an 11-hectare green space could be opened to the public to ensure the villages do not merge.
More than 100 homes could be added to the built-up environment at the top of Cowes, as well as a ‘suitable alternative natural greenspace’ (SANG). The plans have been submitted by Jorden Valley Estates, which is behind other housing developments in the area.
The proposed site sits between Gurnard and Northwood, behind Cockleton Lane, Place Road and Tuttons Hill. The residential development could be up to 117 houses, flats or maisonettes — with 76 houses on the market, 29 available for social or affordable rent and 12 under affordable home ownership.
Outline consent is being sought for the residential development which would agree to the principle of houses on that site and access to it. Another application would then have to be submitted at a later date — if the 1st 1 is approved — with details of the appearance, layout, scale and landscaping.
Full planning permission is being sought for the SANG, which could be a preserved, public open space to retain the visual separation between Gurnard and Cowes, planning agents BCM say on behalf of Jorden Valley Estates.
The Jordan Valley is seen by residents to play an essential role in maintaining the identity of Gurnard.
Planning documents submitted to the Isle of Wight Council by BCM, say the SANG could offer the public benefit of protecting Gurnard’s identity ‘in perpetuity’.
New wetland and grassland habitats could be created for invertebrates, reptiles, birds and amphibians. The total grassland improvement area, BCM says, is nearly the same size as ten football pitches.
There would be 20 car parking spaces available for community use at the SANG.

Anyone else notice that as soon as one developer puts in plans for a development in one area, all the other developers release their plans in the same area, strange…
Where is the traffic going to go? Or is this a self contained 15 minute city?
Just jog the f**k on with all these houses, we do not have endless homeless people on the streets, there are plenty of houses for sale on this island already.
You might want to ask the council how many refugees they have imported here and housed in the last 2 years and how many people the NHS have also imported and then required ‘essential staff’ housing for (oh and the council also recently ‘won’ an extra 2 million taxpayer cash to buy houses for only Ukrainians)
You can’t complain about ‘imported’ NHS staff. We need them. There is a massive shortage of staff in the NHS and care worker environment.These people are decent, lawful, working, tax paying people. Leave them alone.

They are frequently speculative and there is no proven demand for these houses.
The greed for profit should not be allowed to lead to destruction of green spaces, uncertainty and stress for existing residents , overload for medical, social and educational services and the gradual destruction of the scenic nature of the Island which in turn will destroy the Tourist economy. I hope the Planning committee will start taking more notice of those who live and work here. PROFIT IS NOT KING.

There are today 438 houses and flats for sale at £200k or less on this island – we don’t need large scale developments. The IOW Council and Planning Officers recently turned down 3 small houses in Arreton – how can they justify not turning down this?
The powers that be seem to be intent on turning our beautiful island into an urban sprawl, in the name of profit. It’s so sad.
What happened to the GREEN ISLAND
Here we bloody go again. NO, NO, NO. Building should be controlled and only affordable homes for those trying to get on the property ladder and those poor people who are homeless. Building for large profits and second homeowners should be banned.
I wish someone could tell us who all these new houses are for?
There are more than a thousand homes of all descriptions and sizes for sale on the Island according to Right Move. Everything from chalets to mansions, and from starter homes to second homes.
Where exactly is the ‘housing crisis’ that the Council keeps telling us about? Where are all the people wanting these houses on new developments?
The answer is obvious – they’re not here. Not at the moment, anyway.
If there truly was a housing crisis, the last thing the Council should be doing is offering homes to families from other parts of Britain and abroad.
If only the local people had someone to speak for them and ask questions. A local newspaper, for instance.
