Plans for the new West Acre Park housing development in Ryde were conditionally approved by the Isle of Wight Council’s planning committee yesterday evening (Tuesday).
A total of 7 councillors voted to grant Captiva Homes consent – again – for its revised plans for a 473-home estate in Elmfield, including commercial space, a doctor’s surgery and a café, with 4 against.
County Hall’s previous permission for the development in August 2023 led to Elmfield residents group Greenfields taking the local authority to court.
The case ultimately reached the Court of Appeal, and following an April hearing at the Royal Courts of Justice in London, judges ordered the quashing of the 2023 permission due to the council failing to publish a Section 106 planning obligation before the consent.
Section 106 planning obligations are mechanisms to make development proposals acceptable by mitigating their impacts, often involving financial contributions for affordable housing or infrastructure provision.

There are 2.4 thousand on the waiting list currently, and another 450 families in temporary accommodation, ie, caravans and bed and breakfast, so in total, almost 3,000 families.
