4 years after the green light was given to build 140 homes on the outskirts of Ryde, developers behind the Rosemary Vineyard scheme have now submitted a reserved matters application to the Isle of Wight Council.
In September 2018, planning officials gave the nod for RST Developers (Ryde) to transform the 14-hectare vineyard site at Ashey into a new housing estate, consisting of 4x 1-bedroom flats, 47x 2-bedroom houses, 52x 3-bedroom houses, 5x 4-bedroom houses, 7x passive houses and 25x self build plots.
However, not a word has been heard about the scheme since – until now. Matters relating to the appearance, landscaping, layout and scale of the housing development across Sharon Orchard, Trotters Riding School and Rosemary Vineyard are now up for discussion.
Should the submission be accepted then work could begin on building the new estate – although there is no indication as to when work is proposed to start.
Island Echo reported that the green light had been given in September 2018. However, an agreed extended date of decision until 23rd August 2019 was granted, with the decision finally being issued on 20th August 2019. A 3-year time limit to submit the reserved matters application therefore expires next week.
The 140 properties proposed is a long way from the 197 units original sought. Back in October 2016, planning was submitted for 197 units and a community building, but that number was reduced to 181 in May 2017. The plans were then significantly reduced in density by 41 properties following negotiations with Council officers, which led to approval finally being given. The community building was scrapped from the scheme.
A new roundabout will be built on Smallbrook Lane to act as 1 of 2 main entrances, the other being at Trotters Farm on Ashey Road. This will be in addition to the new and improved roundabout at Smallbrook which was only completed earlier this year.

My first home was a 1 bed flat that I bought when I got married in 1988. Cost £25k. I now have a 4 bed home and I’m mortgage free. All because that 1 bed flat got me on the housing ladder.
Now, with almost no affordable properties up for sale, young people are forced to rent meaning they have almost no chance of getting on the housing ladder and will still be renting when they are in they 50s. If you can’t see the problems that an aging “generation rent” will cause in the future then you need to get yourself educated before commenting.

this council needs to ban those arriving on the island who are moving at the expense of the taxpayer and then continuing to claim benefits, they need to get rid of all asylum seekers who could have claimed asylum in france and get rid of second home owners – then we will have far more properties available on the island and less crowding.

Well, duh, if a flat is bought by a young Islander they are already here, already likely to have a car, already make use of a GP (well, not as much as an old fart like you, I suppose) and dentist (if they can ever find one).

erm – no – we are already full up and the islands roads/hospital/doctors/dentists and other facilities cannot cope. Perhaps the planning department need their jobs reallocating to someone that actually understands this
Hundreds more overners will be living on the island, with no more gps, roads will be full, hospital is already struggling, absolutely shameful that anyone can approve new housing with the current state the island is in.
we are overners and we got a council house. we need lots more council homes if only just for fresh blood to stop inter breeding

I wouldn’t call the smallbrook roundabout changes “an improvement”.
St Marys Hospital hasn’t enough beds, there are not enough GPs or dentists on the Isle of Wight. Any new homes should be for Island residents, or essential workers, only as existing services will not be able cope with an influx of people to this Island. Perhaps we need to consider residency rules similar to those in place in Jersey?
No more building. Our one and only hospital can’t cope now and the road congestion, don’t get me started on that!

why would tourists come to the island when there are nothing but ugly housing estates to see more is not always better this island is at its limits more cars more crime doctors and hospital growning under the strain and all to fill the pockets of are ever so greedy council shame on them
