PLANS FOR COWES MCDONALD’S MOVE FORWARD WITH PUBLIC CONSULTATION LAUNCH

I object to the proposed development of a McDonald’s drive-thru restaurant on land at Three Gates Road, Cowes, as outlined in the ongoing public consultation by McDonald’s and anticipated planning application. While I understand the potential for job creation, the chosen location and the nature of the development present significant and unacceptable adverse impacts on our community and environment.
My objections are primarily based on the following planning considerations:
Traffic Congestion and Highway Safety:

• Three Gates Road is a relatively short and already busy thoroughfare. The proposed McDonald’s, particularly a drive-thru, will generate a substantial increase in vehicle movements, including cars, delivery lorries, and customer traffic, during all hours of operation. McDonald’s own consultation materials cite significant vehicle movements, particularly during peak times (e.g., 117 vehicles during Saturday lunchtime peak).
• This additional traffic will inevitably lead to severe congestion on Three Gates Road and its junctions with surrounding roads, impacting local residents, existing businesses, and general commuter flow in Cowes.
• The proposed access point and increased turning movements will significantly compromise highway safety for both motorists and, critically, for pedestrians and cyclists. The site’s close proximity to Love Lane Primary School is a particular concern, as children and families regularly use these routes. The potential for conflict between vehicles and vulnerable road users is unacceptably high.
• Existing local infrastructure is not designed to accommodate this level of commercial traffic, and the proposed measures (e.g., a new priority junction) are unlikely to mitigate the full extent of the anticipated congestion and safety risks.

Environmental Impact: Litter, Noise, and Light Pollution:

• A fast-food establishment of this nature will inevitably lead to a substantial increase in litter in the surrounding area, despite claims of regular litter picks. The Isle of Wight prides itself on its natural beauty, and the proliferation of fast-food waste will detract from the local environment and place an undue burden on council cleaning services.
• The operation of a drive-thru restaurant, especially one open from 6 am to midnight (as suggested in consultation), will generate unacceptable levels of noise pollution from vehicles, idling engines, customer chatter, and mechanical plant (extraction fans, refrigeration units). This will significantly disrupt the peace and tranquillity of the adjacent residential properties, particularly those in Rogerstone Close and Greens Cottages.
• Significant light pollution from the building, car park, drive-thru lanes, and signage will also have a detrimental impact on the residential amenity of nearby homes, especially during late evening and early morning hours.

Loss of Green Space and Impact on Local Character:

• The proposed site, currently a disused green space, provides a valuable “green lung” in what is an otherwise developed area. Its development would result in the irreversible loss of this informal green amenity and potential habitat for local wildlife, contrary to efforts to enhance local biodiversity.
• Cowes has a distinct character, largely defined by its maritime heritage and a vibrant mix of independent businesses. The introduction of a large, standardised multinational chain like McDonald’s is incongruous with this character and risks undermining the unique local identity and the viability of existing local food businesses.
• The site is directly opposite the locally listed Greens Cottages (built 1850), and the scale and design of a McDonald’s restaurant are highly likely to be detrimental to the visual amenity and historic setting of these heritage assets.

Public Health and Proximity to Educational Facilities:

• The proposed location is unacceptably close to Love Lane Primary School. The presence of a fast-food outlet within easy reach of children raises serious public health concerns regarding diet, childhood obesity, and the promotion of unhealthy eating habits. This goes against broader public health objectives to encourage healthier lifestyles, particularly among young people.
• While McDonald’s may offer jobs, many are typically low-wage and part-time. The economic benefits claimed do not outweigh the significant negative impacts on public health and the environment.

Alternative and More Suitable Uses:

• It has been noted that this site reportedly has existing planning permission for six eco-homes (Ref: 23/00644/FUL), representing a far more appropriate and sustainable use for this parcel of land, contributing to the Island’s housing needs without the associated negative impacts of a drive-thru. There is also existing commercial development permission further east on the same road, suggesting other, less impactful commercial sites could be considered.

For all the reasons stated above, I strongly urge the Isle of Wight Council to refuse any planning application for a McDonald’s drive-thru restaurant at Three Gates Road, Cowes. The proposal fails to demonstrate how it aligns with local planning policies regarding highway safety, residential amenity, environmental protection, and the preservation of local character.
