A landmark affordable housing development is being delivered on the Isle of Wight through a close partnership between Sovereign Network Group (SNG), Captiva Homes, and the Isle of Wight Council, providing much-needed, high-quality homes for local people.
The Three Oaks development in Newport saw the first 28 homes handed over to delighted Island families before Christmas. The site will deliver 145 affordable homes in total, including 87 homes for social rent and 58 homes for Shared Ownership, making it the largest affordable housing scheme to be delivered on the Island in many years.
SNG will own and manage the homes, with Captiva Homes responsible for construction, while the Isle of Wight Council has played a central role in ensuring the homes directly address local housing needs for Islanders.
Critically, 100% of the social rent homes will be allocated to those on the Isle of Wight housing waiting list, through a legally binding Local Lettings Plan agreed between SNG and the Isle of Wight Council. This ensures the homes support Island residents already living in social housing, helping to rebalance housing stock, free up larger and smaller homes elsewhere, and reduce pressure on the Island’s housing register.
The development has already demonstrated significant impact, with exceptionally high demand for the new homes, reflecting the acute need for affordable housing on the Island.
The Three Oaks scheme includes a range of home sizes and types, carefully shaped through collaboration between SNG, Captiva Homes and the Council’s housing and planning teams. This includes the delivery of specialist homes for up to eight-person families, enabling households currently living in temporary accommodation to move into secure, permanent homes.
Each home at Three Oaks is being built to SNG’s Homes and Place Standard, a market-leading framework developed to ensure homes prioritise sustainability, health, wellbeing and community creation. The homes are among the first in a new portfolio of standard house and apartment types that achieve over 75% carbon reduction, meeting the forthcoming Future Homes Standard. As a result, the homes will be warmer, healthier, cheaper to run and better for the environment.
Construction partner Captiva Homes has worked closely with SNG and the Council to deliver homes that respond directly to Island needs, demonstrating how strong partnerships can unlock meaningful, long-term benefits for communities.

Homes at Three Oaks are now being handed over in phases, with further completions scheduled throughout the coming months for both the Shared Ownership and Social Rent homes. The success of the development is helping to inform future housing delivery on the Island, reinforcing the importance of locally focused, partnership-led affordable housing schemes.

You could, of course, stop guessing and look for yourself but in the absence of that stunning idea, I’ll tell you. There are currently well over 400 CHILDREN already homeless here, and in temporary accommodation. If we take a generous average of 2 per family that’s at least 200 families. Doesn’t include single people, elderly, care leavers etc etc. For the ‘waiting’ list, but not yet homeless there are 2,400 families. No one can get ON the waiting list unless they are already here, barring emergency moves if in danger (think domestic abuse or other threats to life), and would have to prove they have the need to be near already-here family. No-one gets ‘shipped’ here to sit on a list.

My daughter is desperate to move from 2 bed with 3 children sharing one bedroom. 2 girls 9 and 14 with a 7 year old autistic boy. They are bidding like mad and are usually 170/180 on the list with many after the too. There are over 2000 people in temporary accomodation or homeless on the island and then others like my daughter who needs bigger home. Pr even a smaller one

On this, they have to because the landlord is a social, non-profit provider. The standards have to be higher, an energy rating of at least C and commit to fit and timely repairs if needed. This is in light of the judgment on the Awaab Ishak case, aka ‘Awaab’s Law’. The only shame is that it isn’t (yet) a legal judgment for private landlords.

Affordable is laughable, our neighbours are moving into a 2 bed shared ownership one and will be paying £2000 a month and that’s just the rent and mortgage no bills.
It’s been 1 big con since March 2020
and by 2030 it ain’t going to get any better!
