A building housing a garage and workshop with an upstairs apartment will be turned into 4 ‘much-needed’ flats.
County Hall has given Mr and Mrs Shaw consent for a conversion of the former St Helens Service Station on St Helens’ Lower Green Road into 3x 2-bedroom units and another with 1 bedroom.
The homes would be suitable for young professionals, first-time buyers or renters, downsizers or older residents, a statement from the Shaws’ agent, MDJ Architectural Services said.
“The proposal aligns with both national and local planning policy objectives, particularly those encouraging the reuse of previously developed land and the delivery of housing within existing settlements.
“It will bring a disused building back into productive use, providing much-needed housing while preserving the local character and ensuring minimal visual or physical impact on the neighbouring properties and surrounding environment.”
St Helens Parish Council supported the bid but raised questions over parking.
The second of Island Roads’ submissions to County Hall, published after the parish council’s comments, said no on-site car parking spaces are proposed.
“As a result of a site inspection undertaken by this office, and evaluation of the site accessibility and the proximity of a free public car park within 51m and the impact on existing on-street parking, the lack of car parking spaces is not deemed to have a negative impact on the surrounding highway network,”
A legal agreement published on the Isle of Wight Council’s planning portal between County Hall and Alec Shaw includes affordable housing and habitat mitigation contributions.
The local authority has not yet made available a decision report on application 25/01388/FUL.
