2 properties on the Island recently sold at auction for more than their listed guide price.
They were among 127 lots being offered by regional land and property auctioneers Clive Emson, in what was the last auction for the Isle of Wight in 2021.
A 4-bedroom freehold house at 95 Pyle Road, Newport, went for £170,000.
Rob Marchant, Clive Emson’s Island auctioneer, said:
“The final bid was £10,000 above guide price, with six bids made.
“The house is in need of some upgrading and refurbishment and is considered very worthy of the improvements required. It is considered that the house could continue as a letting investment, having being used in this guise for many previous years. Alternatively, the house would make a splendid family home, subject to the new owner’s requirements.
“However, we are not privy to any plans the new owner may or may not have.”
Dating back to around 1850 as a double stable and tack room, a private garage and workshop, with electricity and water, sold for £47,000, which was £12,000 above estimate. The property (pictured above), on a 999-year lease, is at 22B George Street, Ryde.
Also in Ryde, Buckingham Road Car Park, which was guided freehold at £150,000+ with parking for 20 cars, was sold prior to auction.
Clive Emson’s first auction of 8 in 2022 ends on Wednesday 9th February. Lot entries close on Monday 17th January, with the catalogue online from Friday 21st January.
