No Man’s Fort and Spitbank Fort – 2 of the 3 Palmerstone forts located in the middle of the Solent – will go to auction next month. A former hotel, No Man’s Fort boasts 23 bedrooms and is set out across a whopping 99,000sq ft. Meanwhile, Spitbank Fort is much smaller at ‘just’ 33,000sq ft, with 9 bedrooms, a swimming pool and wine cave. Despite being situated between Portsmouth and the Isle of Wight, each fort has its own water supply, generators and sewage treatment plants. Both have planning permission to be converted into private houses – with far-reaching views down The Solent in both directions. Each fort has been listed for auction with Savills with a guide price of £1million a piece. It comes after failed attempts to sell the forts on the open market over the past 2 years. The auction is to be held on 18th June 2024. Robin Howeson, head of Savills Auctions, has said:
“Throughout my career as an auctioneer I’ve seen several sea forts hit the market that have achieved impressive prices as buyers have sought to pursue these trophy assets. “Having been carefully restored by the current owners, No Man’s and Spitbank Fort represent exceptional market value, each guided at £1 million. Both offer an opportunity like no other; a waterfront location, up to 99,000 sq ft of space and a chance to champion the heritage and legacy of these iconic maritime structures. “I anticipate there to be a global interest from multiple buyer types looking to take the forts into their next chapter”.

Always been No Mans Land Fort all my life and we used to take the visitors for many years and for the two previous owners, before that it was owned by the M O D . perhaps the name came from the fact it’s at the Eastern end of the Morning ground which was a no go area ,just a guess,
