ISLE OF WIGHT PROPERTY GOING TO AUCTION IN SEPTEMBER


Fishing lakes, commercial properties and residential developments across the Isle of Wight are all going under the hammer in September – among 170 lots being sold by Clive Emson, the regional land and property auctioneers.

A plot off Staplers Road, Newport is guided freehold at £175,000 to £185,000. It comprises 15.29 acres of land, including 4 lakes previously used for fishing. Hose, Rhodes, Dickson of Newport is the joint auctioneer.

The site of a glass blowing workshop is also going to auction. Located at Madeira Lane, Freshwater, it is guided freehold at £380,000 to £420,000. Spence Willard of Freshwater is the joint auctioneer.

Other land going under the hammer includes a parcel measuring 0.37 hectares (0.92 acres) on the south side of Victoria Avenue in Shanklin. On the outskirts of Shanklin, it is guided freehold at £30,000 plus.

In Ryde, 2 plots of land to the rear of Union Street and facing Union Street are available separately. The first plot behind 19 Union Street previously held planning consent for a 3-bedroom detached house. It is guided freehold at £40,000 plus. At the rear of 24 Union Street, the second parcel of land has the benefit of planning consent for a 2-bedroom detached house. It has a freehold guide of £30,000.

A building in a prime high street location in Bembridge is guided freehold at £180,000 to £190,000. Its ground floor is let to a longstanding commercial tenant operating as a fishmonger, while to the rear are now closed public conveniences. The first floor is vacant, most recently in use as an office. With a 10-year commercial lease from January 2019, the property already delivers a rent of £6,500 per annum.

At 8 Falcon Cross Road in Shanklin, a town centre lock-up shop is guided freehold at £25,000 plus. With a floor area of 31.6 sq m (340 sq ft), it is a few steps from Shanklin’s main retail areas in Regent Street. Its freehold includes a flat above the shop, which has been sold under the terms of a 199-year lease from July 2018. Scotcher & Co of Newport is joint auctioneer for the property.

In Wootton, a barn/outbuildings with potential to the rear of 161 High Street, Wootton Bridge is guided freehold at £65,000 to £70,000. They stand on a plot of 0.06 hectares (0.16 acres). Hose, Rhodes, Dickson of Newport is joint auctioneer. 

A 7-bedroom town house at the heart of Newport on the Isle of Wight is among the residential properties at auction. The 3-storey property at 10 Old Westminster Lane is guided freehold at £170,000 to £190,000.

At 23 Clarendon Road, Shanklin, a 2-bedroom house for investment or occupation is guided at £95,000 to £100,000.

Britain’s largest independent regional land and property auctioneer, Clive Emson Auctioneers, raised £19 million across the company from 195 lots catalogued for its July auction series – including a record £5.3m raised from Hampshire properties.
