A block of 7 flats close to the centre of Ryde, with attractive views over the Solent from the upper floors, has been sold at auction for £445,000 freehold after strong interest last week.

Calshot House at 1 Belvedere House was among 109 lots in the final auction of 2019 by regional land and property auctioneers Clive Emson in Portsmouth.

An end-terrace, 2-bedroom cottage in a cul-de-sac a few minutes’ walk from Ryde town centre at 17 Bank Gardens went under the gavel at £80,000 freehold.

Meanwhile, a 0.34-acre plot with consent for 7 houses on the north east corner of the Hawthorn Meadows development site in East Cowes was sold for £142,000 after strong bidding. Preliminary construction work has commenced on the land, adjacent to Kingston Farmhouse off Beatrice Avenue and next to a nearly complete Barrett Homes development.

A 2-bedroom chalet-style dwelling, Arc En Ciel (French for rainbow), offered for “improvement or site redevelopment in a popular residential location”, at Maples Drive on the outskirts of Bonchurch, Ventnor, was sold for £248,000 freehold.

Still available is a 3-storey building at 31 Cross Street, Ryde, currently, let at £8,500 per annum, and offered with a £140,000-160,000 freehold guide price. There is an unaffected business trading on the ground floor, with consent for the 2 upper floors to be converted into 2x 1-bedroom flats.

Also still available is 51 High Street, Shanklin, a 4-storey building with a vacant commercial unit and planning for 2 additional flats which was offered with a guide price of £70,000-75,000; the property is a mix of freehold and a 999-year leasehold, with 2 upper flats sold on 125-year leases dating back to 2002.

A vacant 742 sq ft retail premises at 18 High Street, Shanklin, which was guided at £65,000-75,000 on a 999-year lease is still available.

Half an acre of land with potential off Wellington Road, opposite Lukely Gardens, Newport, which was guided freehold at £15-20,000, remains available also. Lukely Brook runs through the site, which backs on to housing on Carisbrooke Road.

Starting at 11:00, the next regional Clive Emson auction takes place on Friday 14th February, at the Solent Hotel & Spa, Rookery Avenue, Whiteley, near Portsmouth.
