The former Kynges Well pub in Brading looks set to be converted into 2 residential properties, marking the end of an era as a public house for the Grade II property.
Planning permission is being sought by Mr D Hopkinson to demolish a number of outbuildings and make alterations to the property to convert it into 2x 2-bed houses.
Under the plans, the extension to the rear of the main building would be demolished to make way for 2 gardens, with the property split down the middle to create a pair of semi-detached homes. The car park at the rear would be reduced in size to offer parking for 6 cars and 2 bicycles.
The pub was known for a long time as the Red Lion Inn before transforming into the Smart Fox. It was in 2009 that the establishment became The Dark Horse, which closed in February 2014.
By June 2015 it had become the Kynges Well under the helm of Tom and Matthew Axford. However, just weeks before the COVID pandemic hit, it was announced that the Kynges Well would be closing. It has remained boarded up ever since.
The property, which dates back to at least 1814, was originally 2 semi-detached homes before becoming an Inn. The building was Grade II listed in 1992.
A previous planning application to convert the pub into 2 houses with 4 terraced properties to the rear was submitted in 2009 but was turned down by the Council.






























































































Sad to hear, but would still be in business if people used it. Just a sign off the times.
Regrettably Brading cannot support three public houses. It is no longer a place for visitors to go to since the likes of the Waxworks museum closed.
The Hospitality trade took a real beating due to COVID, although, as it says in the article, Kyngs Well had closed prior to that.
Shame it is going.
Grade 2 listed, how are they getting round that and is it just a case of wanting planning permission to push up the price?

What does ‘parking for 2 bicycles’ actually involve? We’ve got several bikes but never thought we needed designated parking spaces for them.
