Land off nicholson road -that is the large scale pennyfeathers that they are trying to sneak through – opposed
No its not Pennyfeathers. Its land owed by council off nicholsons rd where the post office sorting office is.
This is beautiful land with ancient hedgerows, and huge mature oak trees amongst others.
This was land was Manorial land once owned by Preston Manor.
A very ancient site, and a friend of mine found a bronze age axe head which is recorded with the Isle of Wight Archology department.
I walked the proposed site only last evening and it is beautiful.
With the Penny Feather massive development which will be the ‘other side’ of smallbrook lane, this green area should be fully preserved for not only the wildlife, which is so varied and which has lived there for hundreds if not thousands of years but for the many people who walk and enjoy a little last green oasis, in what will soon be a built up urban jungle.
Yet as the Council both ‘own’ the land, AND are the ones who decide on what is allowed to be built, its fate is sealed.
Greedy developers and uncaring well thanked planners are ruining Ryde, and I hope the coming economic downturn causes a U turn, but at best likely only a postponement, or the selling on of the land to some other grateful developer.
Disgusting application, with the usual never to happen ‘sweetner’ a community hub. Yet destruction and carnage for all the wildlife and beauty, not for a while,but for the rest of eternity.
Thought the Council had recently reported a delay in this application because of Covid-19 costs, rather short delay, eh? But who can we really trust?

What this ‘means’ is the council will get planning permission for the land, raising its then development value to millions of pounds, instead of hundreds of thousands of pounds without permission.
Then once it grants ITSELF permission, it can wait, just renew planning easily every so many years to keep it fresh.
But imo, it will once it has the planning, likely sell it off to several developers, THEN it won’t be obliged to provide the ‘cookie’ of doctors, community hub, etc, as they will then say ‘development’ is out of their hands, and not affordable to smaller individual developers.
In all likelyhood the commercial buildings will be ‘altered’ for more social housing, blaming the CV downturn, thus getting even more housing quota for such on the Island, and a large ‘thank you’ from HMG AND developer friends.
The council can then take more salary from a then engorged pot from all the extra council tax from all these properties, whether the tenants are employed or not, as CENTRAL Government pays such, not them.
A win win win for the council, so of course it is a given.

Likely what will happen is, the council are ‘certain’ to get permission as they own the land, and are the ones ‘granting permission’, throwing in a little ‘clause’ to make it ‘look good’ of course.
Then, ONCE granted, they will likely ‘sell off’ the site, to a couple of ‘known’ developers.
Then by doing so, they get quick cash without having to put up money to develop AND they can then bypass the ‘promises’ of doctors, community hub etc. by saying that the land is not be developed in one huge development, and by two or more different contractors who clearly are not responsible for providing such.
More social housing will replace the ‘low demand’ for ‘industrial building in the current economic climate, and just a low end social housing site, abutting the Pennyfeather massive development.
ONLY the road names, with romantic names will ever tell of what beauty was once there.
