Various houses, flats and commercial premises on the Island will come up for auction with Clive Emson in February.
They are among 142 lots in the 1st of 8 auctions this year by Clive Emson Auctioneers, the regional land and property auctioneers covering southern England.
A 2-bedroom terraced house at 16 Nelson Place, Ryde, has a guide price of £120,000+.
Rob Marchant, the firm’s auctioneer covering the Island, said:
“The 2-bedroom mid-terrace house was occupied by the same tenant for many years but is now offered vacant and in need of a programme of upgrading and refurbishment. This will allow the successful purchaser to redecorate in their own taste and style.”
“The house is on the remainder of a 999-year from 1900 at an informally apportioned annual rent of £3.50”.
A pair of freehold 2-bedroom cottages at 38-40 Castle Street, Ryde are guided at £210,000-£230,000.
Rob said:
“This pair of cottages have the unusual benefit of a store/workshop between them on the ground floor.
“It is considered that there may be scope and potential to re-integrate it into the residential accommodation, if desired, or to keep it as a useful lock up store in the heart of Ryde whilst having the rental income from the 2 cottages.
“The cottages are both in good order throughout, with number 40 being the slightly larger of the two, with the store being situated in what would have been the accommodation of number 38.”
A freehold commercial property at 159 High Street, Ryde, has a guide price of £95,000-£100,000.
Rob said:
“The building comprises 2 road-facing commercial units at the front on the ground floor, one of which is let to the island’s best known estate agency chain, while a smaller unit, previously in use as a hairdressing salon is at present vacant.
“The ground floor rear and first floor are occupied by a substantial residential unit which requires upgrading and refurbishment. With accommodation stretching to 5-bedrooms, prospective purchasers may wish to consider splitting the existing residential accommodation into 2 smaller units, subject to all necessary consents being obtainable.”
Guided freehold at £30,000+, a 0.17-acre parcel of land (parcel B) at the south side of Love Lane, Bembridge, benefits from vehicular access, with electricity and water connections.
Prospective purchasers would be entitled to use the site for glamping for up to 28-days-per-year, it is claimed.
A similar plot of land (parcel A) close by, at 0.19 acres, is also guided at £30,000+, with the same glamping entitlement, it is claimed.
The auction ends on Wednesday 8th February; bidding opens 48 hours beforehand.
