A planning application for the major re-development of Cowes waterfront to provide up to 535 residential units, 18,630sqm of non-residential floor space and 1,142 jobs has been submitted to the Isle of Wight Council.
The application, which has been submitted by The Harrison Trust and JTP, seeks full planning permission for the demolition of existing buildings and partial demolition of the J Samuel White building, followed by the construction of 9 buildings at the northern end of the proposed site.
Phase 1 of the redevelopment will provide up to 256 residential units; 460sqm of flexible retail, financial, professional services, food and drink floor space (A1-A4 uses); 493sqm of flexible restaurant or bar floor space (A3/A4 use); 1,238sqm of office and flexible workspace (B1 use); 689sqm of flexible retail, financial, professional services, food and drink, office and community use floor space (A1-A4, B1/D1 uses) plus 242 basement car parking spaces and 287 cycle parking spaces.
Permission is also being sought for access, new public routes, a piazza and associated landscaping treatment, alongside re-construction of the sea wall and refurbishment of the former J Samuel White offices and Hammerhead Crane.
This week’s application to the Council also seeks outline planning permission for development at the southern end of site to provide 279 residential units; 631sqm of flexible retail, financial, professional services, food and drink floor space (A1-A4 uses); 616sqm community/museum use floor space (D1 use); 447sqm Marine Training accommodation (B1 use); 14,549sqm of marine industrial space and storage (B2/B8 use) and 12,288sqm of basement floor space for associated car parking and plant area.
The Medina Yard Regeneration will create a distinctive waterfront quarter over 5 hectares with attractive public streets and spaces. Should the plans be given the go ahead, the face of Cowes will be changed forever.
