4 fishing lakes on a wildlife haven are among a range of Isle of Wight lots poised to go under the auctioneer’s hammer this month (July).
They are among 124 lots being auctioned by Clive Emson across southern England, with the Island lots auction taking place at 11:00 on Friday 26th July at the Solent Hotel & Spa, Rookery Avenue, Whiteley, near Portsmouth.
Guided freehold at £180-200,000, more than 15 acres of land, including the fishing lakes, is accessed by a track from Staplers Road, to the east of Newport.
Rob Marchant, the Island’s auctioneer, said:
“This is an unusual lot, likely to appeal to some of the 2.9 million anglers in the UK, because there are four lakes which had previously been utilised for fishing. The whole site is considered ideal for recreational or leisure use or indeed as a wildlife haven, subject to planning consents.”
A former NatWest business centre at Newport is guided freehold at £600-650,000. With more than 12,500 sq ft of space, the 2-storey premises at Riverway Industrial Park comprises a former NatWest bank branch and business centre, on a 0.73-acre site, with supporting offices, meeting rooms and storage areas.
Rob said:
“We are advised that the building was originally constructed as a furniture factory and showroom, indicating that the site may be suitable for a number of future commercial uses, subject to planning consents.”
Guided freehold at £500,000-plus is a 60-bedroom seafront hotel – the Esplanade Hotel is at 42-44 High Street, Sandown. There is a shack-style cafe in the property’s gardens, generating £9,000 per annum under a commercial lease.
The Esplanade Hotel is an amalgam of 5 Victorian residences which were absorbed to form the hotel, with stunning views over Sandown Bay.
Rob said:
“The hotel is in a poor state of repair and requires significant upgrading and refurbishment.
“There is clearly a demand for local hotel accommodation, with a new 100-bedroom Premier Inn being built further along the seafront and due for completion later this year.
“It is considered that the existing buildings may also be suitable for conversion or redevelopment of the entire site, subject to planning consents.”
